Position Summary:

The Senior Director of Real Estate Investments at Augmentjobs is responsible for overseeing and driving the strategic direction of the company's real estate investment portfolio. This role involves leading the acquisition, management, and disposition of real estate assets, while maximizing returns and managing risk. The Senior Director will collaborate with executive leadership to shape investment strategies, analyze market trends, and build relationships with key stakeholders in the real estate sector.

Key Responsibilities:
  • Strategic Leadership:

    • Develop and implement comprehensive investment strategies to achieve company goals.

    • Provide strategic guidance on real estate investments, including market analysis, asset valuation, and financial modeling.

    • Collaborate with senior executives to align investment strategies with overall corporate objectives.

  • Investment Management:

    • Lead the acquisition process for new real estate investments, including due diligence, financial analysis, and negotiation.

    • Oversee the management and optimization of the existing real estate portfolio, ensuring operational efficiency and maximizing returns.

    • Drive the disposition strategy for underperforming or non-core assets.

  • Market Analysis:

    • Monitor and analyze real estate market trends, economic indicators, and competitive landscape to identify investment opportunities and risks.

    • Provide insights and recommendations based on market research and analysis to guide investment decisions.

  • Financial Oversight:

    • Develop and manage investment budgets, forecasts, and financial models to assess performance and guide decision-making.

    • Ensure accurate and timely reporting of financial performance and investment metrics to senior management.

  • Stakeholder Management:

    • Build and maintain relationships with key stakeholders, including brokers, investors, and property managers.

    • Represent the company in negotiations, meetings, and industry events to enhance business opportunities and partnerships.

  • Team Leadership:

    • Lead and mentor a team of real estate investment professionals, providing guidance and support to achieve departmental goals.

    • Foster a collaborative and high-performance work environment within the investment team.

Required Skills and Qualifications:
  • Education:

    • Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. An MBA or advanced degree is preferred.

  • Experience:

    • 8 to 15 years of experience in real estate investments, with a proven track record in managing large-scale real estate portfolios and driving investment performance.

    • Demonstrated expertise in investment analysis, market research, and financial modeling.

  • Technical Skills:

    • Strong proficiency in financial modeling and valuation techniques, including discounted cash flow (DCF), internal rate of return (IRR), and net present value (NPV).

    • Advanced knowledge of real estate markets, asset management, and investment strategies.

  • Leadership and Communication:

    • Exceptional leadership and team management skills, with the ability to inspire and develop a high-performing team.

    • Excellent communication and negotiation skills, with the ability to present complex information clearly and persuasively to senior executives and stakeholders.

  • Analytical Skills:

    • Strong analytical and problem-solving abilities, with a keen eye for detail and a strategic mindset.

    • Ability to synthesize market data and financial information to make informed investment decisions.
