Director of Development Position Summary:

The Director of Development provides direct support to the Chief Real Estate Officer. As a lead member of the Development Team, the Director serves as the lead project manager on affordable housing development. This includes managing the consistent and organized implementation of development plans with great attention to detail; adheres to project timelines; financial proforma; established plans to work through roadblocks; tracks and reports on project progress; builds and sustains relationships in the community.


Essential Functions:

  • Directs planning for new developments, both acquisition and new construction. Manages risks and determines project feasibility.
  • Develops, implements and advances affordable housing development projects through all phases of development: pre-planning; construction; stabilization.
  • Provides guidance and mentorship to project managers through all phases of development.
  • Tracks project benchmarks and provides updates to development team.
  • Identifies, evaluates, and secures new development sites.
  • Identifies and negotiates contracts with development partners.
  • Assembles and directs the development team which includes lenders, equity partners, syndicators, city planners, architects, landscape architects, engineers, contractors, inspectors, attorneys, property managers and other various staff members.
  • Works with community to build support for projects.
  • Provides direct supervision to the Housing Development Project Managers.

The Candidate:

  • Minimum of bachelor's degree, although a master's degree is a preferred qualification, in business, real estate or related field.
  • Five years of increasingly responsible experience in the public or private sector, which provided direct exposure to and substantial working knowledge of housing programs and incentives, financing, planning, development, and public sector regulation processes.
  • Experience with local, state, and federal programs and financing vehicles relative to the development and promotion of affordable housing programs.
  • Direct experience in the fields of affordable housing development, affordable housing finance, including Low Income Housing Tax Credits, public activity bonds, double tax-exempt financing, and conventional residential multifamily loans. Knowledge of grant financing including HUD, CDBG and HOME programs.
  • Valid driver's license and good driving record required

  • Excellent organizational skills and ability to manage multiple tasks.
  • Ability to manage conflicting priorities is essential to the success of the position.
  • Background check required.
