This position is a direct report to the Sales and Leasing Representative.

Job Task Summary:

This position is responsible for coordinating the property marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Primary Responsibilities:
  • Manage the CRM platform for incoming leads and perform administrative duties to assist the Sales and Leasing Representative in the sourcing and conversion of new residents.
  • Meeting with current residents in advance of their lease-end date to secure the highest possible renewal rate.
  • Schedule and manage resident events in coordination with the Property Operations Manager.
  • Assist in sales and leasing activities related to achieving occupancy and rental revenue goals of an assigned multifamily property. This includes conducting property tours and showing apartments to convert prospects into residents.
  • Follow up with prospects through all mediums necessary to close lease applications.
  • Generate new leasing traffic by attending market networking events, hosting events to introduce the apartment community to the surrounding neighborhoods.
  • Manage the day-to-day social media accounts and other creative marketing channels.
  • Work with Sales and Leasing Representative to create and maintain an onsite environment conducive to sales and prospect conversions.
  • Assist on other projects as needed.
Operational Environment:
  • Associates work in an office environment, but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Physical Demands:
  • Associates must be able to physically access all exterior and interior parts of the property and amenities.
  • Associates must be able to stand, walk and/or sit for extended periods of time and push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Routine, local travel may be required to attend training classes, conduct market research, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
  • Property Management is a 24/7 industry. Our best efforts will be made to ensure your schedule remains as consistent as possible, however, property needs or unforeseen circumstances may warrant changes to a typical schedule. Your position may require work on any of the 7 days of the week and/or outside normal business hours, including holidays to meet business needs.
Required Licenses or Certifications:
  • Associates must have all licenses and/or certifications as required by State and Local jurisdictions
  • Associates must have valid driver’s license to operate a golf cart on property.
Knowledge, Skills, Abilities:
  • Minimum 3 years of relevant sales experience in residential real estate, hospitality, or consumer-focused sales (automotive, pharmaceutical, etc.).
  • High School diploma, GED, or an employment history that demonstrates sales acumen.
  • Strong sense of urgency and tremendous work ethic but able to be collaborative and congenial among peers and colleagues
  • Outgoing and enjoy interacting with new people every day. Gains energy from encounters with people from diverse backgrounds.
  • Ability to close sales and create a sense of urgency among prospective residents.
  • A sharp professional appearance.
  • A real estate license (or willingness to obtain within 90 days of hire) where applicable.
  • Ability to work weekends.
