As our Sales Director, you will be responsible for generating and managing leads to qualify prospects and guiding them through the transition of moving into their new home. You will work closely with the Executive Director to create a cutting-edge and strategic marketing plan. Your goal is to achieve your budgeted occupancy targets.

Responsibilities:

  • Manage the day-to-day activities of the sales department including independent living, assisted living, memory care, and skilled nursing. These activities include leasing, creating, and maintaining marketing materials, both written and internet based.
  • Supervise the department staff, providing guidance and feedback to the sales team.
  • Responsible for the marketing efforts to ensure the campus is marketed in a positive manner in the community, on the web, and in advertising materials.
  • Ideate ways to increase occupancy and achieve targeted occupancy goals.
  • Present, promote and sell to prospective residents using effective sales.
  • Perform cost, benefit, and needs analysis of existing/potential residents to meet their needs.
  • Develop, and maintain positive business and resident relationships.
  • Answer resident questions and provide customer service as appropriate.
  • Collaborate with campus leadership to drive sales while maintaining excellent communication with other Department directors.
  • Implement budget disbursements according to expenditure procedures and budget guidelines.
  • Meet the requirements of regulatory agencies.
  • Create and maintain an atmosphere of warmth, personal interest, and positive emphasis, as well as a calm attitude when visiting with staff, residents, and visitors.
  • Submit weekly marketing reports to the Executive Director.
  • Receive inquiries and set up tours for prospective residents.
  • Maintain wait lists for each property.
  • Maintain confidentiality of all pertinent resident information to ensure resident rights are protected.
  • Other related duties may become necessary or as directed by the Executive Director.

Qualifications:

  • A Bachelor’s degree is preferred, a minimum of 3 years of experience in Senior living is required.
  • A minimum of two years' Senior Housing Experience is required at a senior sales level.
  • Provide a track record in sales and /or leasing abilities.
  • Experience in multi-family or senior retirement settings preferred.
  • Must be able to read, write, and speak the English language.
  • Possess the ability to make independent decisions.
  • Excellent communication and interpersonal skills and possess the ability to deal tactfully with customers including residents, visitors, staff, vendors, and the public.
  • Possess knowledge of competitive markets and demographics in surrounding areas.
  • Be a minimum of 18 years of age and of good moral character.
  • Must be knowledgeable of administrative practices, procedures, and guidelines.
  • Superior leadership and organizational skills.
  • Ability to work harmoniously with other personnel.
  • Possess the ability to seek out new methods and principles and be willing to incorporate them into existing practices.
  • Be able to follow written and oral instructions.
  • Must be knowledgeable of computers and knowledge of MS Word, Outlook, Excel, and Publisher.
  • Yardi and Sherpa experience preferred.
  • Knowledgeable with current and online marketing techniques and best practices.
