This position is critical to the successful operation of NWL's real estate development program. This position will provide leadership on site acquisition, pipeline development, project implementation and completion, organizational compliance, and additional duties as needed and based on candidate strengths. Additionally, this position will play a key role in positioning NeighborWorks Lincoln for future growth through the creation of a Multi-family / Rental line of business.

THE ROLE | The Real Estate Development Director has the following primary job functions:

  • 50% - Lead successful completion of up to 20 new construction and/or acquisition-rehab projects annually. It is anticipated that this will include a mix of owner-occupied and rental projects.
  • 30% - Strategic site acquisition and assembly; coordination with Prairie Roots Community Land Trust and South of Downtown Community Development Organization.
  • 10% - Administrative and strategic assistance with organizational reporting, resource development, strategic planning, and other duties, as assigned.
  • 10% - Relationship development and maintenance of consultant, collaborator, and vendor networks.

TASKS | The Real Estate Development Director has the following core duties:

  • In collaboration with CEO, oversee all land acquisition, pipeline development, project management, and property sale processing. Activities are to adhere to the current NeighborWorks Lincoln Strategic Plan.
  • Directly supervise real estate development staff (currently 2 FTE) in accordance with organizational policies and procedures.
  • Work with CEO and CFO to establish annual developer fee budgets based on property pipeline.
  • Collaborate with staff to ensure coordination between NeighborWorks Lincoln, Prairie Roots CLT and South of Downtown CDO strategic goals and activities.
  • Work with Homeownership staff on the successful transfer of real estate development projects to new owners.
  • Understand and adhere to federal, state, city, and NeighborWorks® America compliance regulations. Collaborate with Chief Operations Officer to ensure compliance with all grant sources.
  • Establish budgets for real estate development projects, including developer fee.
  • Oversee and maintain department operational costs within the Board approved budget.
  • Oversee and maintain project budgets according to costs set within established scopes of work, while maintaining established project timelines.
  • Analyze departmental data outcomes.
  • Implement professional development plans for real estate development staff and ensure that adequate training is provided.
  • Provide regular updates to the NeighborWorks Lincoln and Prairie Roots Community Land Trust Board of Directors, and any relevant committees.
  • Represent the organization at meetings with vendors, funders, and community organizations.
  • Provide organizational leadership as a contributing member of the Senior Leadership Team.
  • Create lasting relationships with realtors, brokers, builders, contractors, architects, planners, engineers, and financiers.
  • All other duties as assigned.

KNOWLEDGE/SKILLS | Successful candidates will be solutions-oriented and show the following:

  • Education: Bachelor’s degree (or corollary practical experience) in a related field, previous experience in real estate development is required.
  • Experience: Previous experience/field training in affordable housing development, finance, construction management, and/or construction trades.
  • Skills: Thorough understanding of construction methods, regulations, construction vocabulary, and sequencing
  • Skills: Ability to read construction documents and basic unit or take-off project estimating
  • Skills: Contract administration and funder compliance.
  • Skills: Ability to create both project and departmental budgets.
  • Skills: Ability to work toward multiple deadlines simultaneously and organize large volumes of data
  • Skills: Strong verbal and written communication; ability to convey ideas and solve problems
  • Skills: Fluency with Microsoft Office and Google Workplace suite (required)
