JOB SUMMARY
The Maintenance Tech/Facilities Supervisor position is responsible for conducting indoor and outdoor general maintenance procedures and managing onsite attendant staff.

EXPERIENCE & EDUCATIONAL QUALIFICATIONS

  • Must have a minimum of two (2) years of maintenance/supervisor experience.
  • Successfully pass pre-employment screenings and background/reference checks.
  • Ability to work evenings and weekends.
  • Ability to work independently with minimal supervision.
  • Ability to coordinate/manage multiple projects at the same time.
  • Ability to interact and communicate effectively with colleagues, vendors and customers/clients of all professional levels.
  • Demonstrate leadership in maintaining high standards of professional behavior for self and staff.
  • Demonstrate organization, attention to detail, problem solving, creative, and independent thinking.
  • Demonstrate a commitment to the organization’s philosophy of high quality, professionalism and organizational culture.

KNOWLEDGE & CRITICAL SKILLS
Must have a working knowledge of applicable company policies and procedures and must be familiar with, but not limited to:

  • Knowledge/awareness and application of general maintenance duties and equipment.

ESSENTIAL DUTIES & RESPONSIBILITIES:

Straighten and clean tables and chairs to include: the 12 round tables and 48 chairs under roof: The chairs and tables around the ‘Kitchen’ and countertop; round table and chairs; Chairs around the fire pit; 24 chaise lounges and tables around the pools.

Empty trash:

  • Replace with appropriate plastic bag liners.
  • This includes the 4 trashcans along the building wall.
  • The 4 trashcans in the restrooms.
  • Trashcan near janitor’s closet Dispose of all trash in outside cans (4) in wooden crib at circle (trash picked up Monday’s and Thursdays).

Clean restrooms

  • Replace toilet paper and paper towels.
  • Clean toilets, urinals and sinks.
  • Pick up paper from floor.
  • Sweep floor and foyers.
  • Clean floors with scrubbing machine as needed.

Concrete paver deck (inside gates)

  • Sweep or use leaf blower as required.
  • Pick up litter and trash.
  • Remove palm fronds from inside pool area, dispose over fence to swamp and leave in piles for GreenEarth Landscaping to pick up out front.

Pick up litter and trash (outside gates)

  • Tot Lot Playground
  • Sidewalk and bike racks
  • Mailbox rooms
  • Back sidewalk
  • Maintain cleaning supply inventory and request replacement as needed.

Additional:

  • Conducts routine general maintenance and janitorial procedures.
  • Responsible for, including but not limited to, painting, pressure washing, mopping, drywall repairs, plumbing, light electrical repair and light wood working.
  • Responsible for maintaining equipment in good working order.
  • Assists with other assigned projects.
  • Non-essential duties include other job-related duties as assigned.

SUPERVISORY RESPONSIBILITIES: None.

WORK ENVIRONMENT: Variable combination of outdoor and indoor environments while performing maintenance duties.

REQUIRED EDUCATION: High school or equivalent.
