ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Ensure proper maintenance and inspect community and vacant units on a daily basis. Assist in the day-to-day leasing operations of the community.
    1. Responsible for ensuring the model and or show units are ready for show.
    2. Maintain complete and accurate community files and records.
    3. Perform routine general office duties, i.e. filing, cleaning, etc.
    4. Give prospect tours and discuss community amenities.
    5. Respond timely to prospect telephone calls and internet lead responses.
    6. Review rental and move-in files for accuracy and input new residents into Entrata.
    7. Enter daily leasing activity into leasing system daily.
    8. Promptly attend to resident comments and/or complaints.
    9. Prepare move-in paperwork, keys, and remotes for a new resident.
    10. Inspect make-ready apartments prior to move-in.
    11. Review all lease files prior to move-in for accuracy and completeness.
    12. Assist with monthly renewals.
  2. Support the community manager’s efforts to manage all aspects of marketing and leasing for the community.
    1. Understand the market near the community and any other aspects of the sub-market that could impact occupancy and/or income of the community.
    2. Respond timely to prospects telephone calls and internet lead responses.
    3. Correctly complete all lease applications, assist with application verification, and notify prospect of results in a timely manner.
    4. Responsible for leasing apartments, improving occupancy, and generating traffic.
    5. Responsible for weekly shopping the competitive communities.
    6. Responsible for conducting outreach marketing weekly.
    7. Responsible for updating and maintaining marketing binder and advertising.
  3. Perform other duties as requested to support community operations.

QUALIFICATIONS

  • Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence.
  • Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
  • Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • Computer Skills: Strong computer skills in Microsoft Word, Outlook, and Excel software. Experience in conducting Internet searches and using online calendars and databases.

EDUCATION/EXPERIENCE:

Required

  • High school diploma or GED.

Preferred

  • Experience with Entrata or other property management software.
  • Associate’s Degree in a relevant field.
