Role Overview:

The Director of Preconstruction will play a critical role in driving multifamily development projects from concept to construction. Reporting directly to senior leadership, you will lead and manage all preconstruction activities, including budgeting, estimating, scheduling, and value engineering.

You will collaborate closely with internal development teams, external design partners, and subcontractors to ensure successful project launches and seamless transitions into construction.


Key Responsibilities:

  • Lead and oversee all preconstruction activities for multifamily projects, including feasibility studies, budgeting, and detailed estimates.
  • Develop and manage project schedules, ensuring that all milestones and deliverables are met on time.
  • Collaborate with design teams, architects, and engineers to optimize project designs for cost, efficiency, and constructability.
  • Conduct value engineering and risk assessments to align project goals with budget constraints.
  • Negotiate and manage contracts with subcontractors and suppliers, ensuring alignment with project objectives and timelines.
  • Provide leadership and mentorship to preconstruction and estimating teams.
  • Partner closely with the development and construction teams to ensure a smooth handoff and transition into the construction phase.
  • Stay updated on industry trends, construction techniques, and market conditions to provide strategic insights and recommendations.


Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
  • 10+ years of experience in preconstruction or estimating, with a focus on multifamily or residential developments.
  • Proven experience leading preconstruction efforts on large-scale projects ($40M+).
  • Strong understanding of construction methods, project sequencing, and budget management.
  • Excellent communication and leadership skills with a collaborative mindset.
  • Ability to manage multiple projects and deadlines while maintaining a high level of accuracy.
