Job Summary:
PC Construction Company is seeking a highly skilled Preconstruction Manager to support the company in pursuit planning and preconstruction efforts for all PC projects. This individual will be responsible for overseeing the preconstruction process and coordinating with estimating, operations, purchasing, and business development teams.
Key Responsibilities:
- Work closely with a team of estimators and operations personnel in the preconstruction process.
- Manage and interface with engineers, architects, and third-party consultants.
- Direct point of contact with the owner and owner's representative.
- Mentor and provide training for preconstruction staff.
- Coordinate with the Director and other regional preconstruction managers to maintain standards and deliverables.
- Assist in preparation of preconstruction proposals, fees, GCs/GRs, and rates.
- Interview for projects and ensure a strong understanding of project scope and objectives.
- Responsible for understanding project estimates and details of estimates.
- Lead and participate in workshops (VE, MOPO, HAZOP, etc.).
- Prepare and present content for owners.
- Coordinate and manage design subcontractors (Design-Build).
- Manage preconstruction schedules and budgets.
- Track, manage, and deliver all formal deliverables to the owner.
- Develop and manage bid packages and overall procurement/subcontracting plans.
- Coordinate overall project pricing and descoping in the Guaranteed Maximum Price Development.
- Ensure compliance with DBE requirements, primarily good faith efforts.
- Coordinate and assist setting up new subcontractors in prequalification.
- Support purchasing and operations in buyout.
- Lead turnover efforts to operations teams.
- Assist the Director of Preconstruction and Construction Executive during hard-bid cycles.
- Leverage local subcontractor/vendor relationships to ensure bid adequate coverage.
- Assist the Construction Executive in bid strategy and reviews.
- Track regional craft labor costs and in-place production rates.
