The Analyst, Real Estate Acquisitions & Asset Management will contribute to the bottom-line performance of Nuveen's retail real estate portfolio. Key Responsibilities and Duties

  • Contribute to the bottom-line financial performance of a portfolio of retail assets by analyzing and executing asset level strategy and overseeing third party leasing/property management functions and associated operational performance.
  • Direct third party service providers including property managers, leasing brokers and development/construction personnel
  • Participate in the timely production of reports apprising senior leadership and investors of property financials, changes in property fundamentals and competitive positioning.
  • Prepare and/or review annual asset business plans, operating budgets and capital budgets as well as monitor budget to actual performance.
  • Produce annual sell/hold assessments and assist in presenting recommendations to investors
  • Coordinate on a quarterly basis with internal and third party appraisers.
  • Review/analyze lease deals and present recommendations to senior leadership and the leasing approval committee
  • Helps conduct market research of potential real estate investment opportunities that support the company's real estate investment and financial objectives.
  • Assist with sourcing/underwriting new real estate acquisition opportunities and tracking active deals in the market.
  • Participate in the due diligence process for asset acquisition and development opportunities
  • Support the development of external relationships with key market participants, investment sales, leasing brokers, and lenders.

  • Undergraduate degree (BS/BA) with emphasis in Real Estate or Finance.
  • 2+ years of real estate asset management or investments related experience.
  • Fundamental understanding of commercial real estate operations, leasing, finance, and accounting.
  • Demonstrated ability to operate independently. Strong written and verbal presentation skills that are directed to internal and external clients.
  • Ability to thrive in a team context and work well under pressure of tight deadlines.
  • Software skills: Experience with Argus Enterprise, Yardi, and proficiency in Microsoft applications including Excel, Word and PowerPoint
