Development Manager
The Development Manager will oversee project schedules to ensure timely completion within budget, supporting company goals. They will also assist with due diligence on new projects.
Key Responsibilities
- Support due diligence on new projects, including budget, schedule, and site review; assess engineering plans and city requirements, and evaluate project viability.
- Coordinate a team of consultants (engineers, planners, surveyors, etc.) during project construction.
- Develop and maintain project schedules, updating the Development Director as required.
- Prepare and review bid packages; recommend contractors and negotiate final contracts and change orders.
- Manage government approvals, coordinate with utility companies, and ensure on-time project delivery.
- Oversee the platting and final project approval process.
- Monitor and report budget performance quarterly.
- Lead all design, approval, permitting, and bidding processes for project amenities.
- Conduct on-site inspections, manage turnovers, and participate in final walkthroughs.
- Manage NPDES/SWPPP compliance, customer site design feedback, and invoice approvals.
- Supervise third-party property managers and participate in HOA meetings if needed.
- Conduct business professionally to enhance customer satisfaction and company reputation.
Qualifications
- Bachelor’s degree and 5–7 years of related experience.
- Must have a vehicle, a valid driver’s license, and be able to travel overnight.
- Proficiency in MS Office; ability to understand written and oral instructions.
- Physical capacity for an 8-hour day with moderate physical demands.
- Exposure to outdoor environments, machinery, heights, and electrical risks; noise levels may vary.
