TECfusions, Inc. (Technology, Environment, & Community) is a developer and operator of hyperscale data centers focused on serving customers with AI and IoT-focused workloads. We specialize in implementing energy-efficient onsite power generation, pioneering the incorporation of on-site microgrid power, including renewables, to achieve minimal to no carbon footprint. Our senior team boasts decades of data center real estate experience, with over 120 acquisitions and $30B+ of transactions in developments, M&A, and leasing. Currently, we have three projects in development: Clarksville, VA; Tucson, AZ; and New Kensington, PA as well as a strong pipeline of actionable global investment opportunities, totaling over 1,200 MW of potential IT load and $16B+ of capitalization.


Overview:

The Project Controls Manager is responsible for overseeing post-contract commercial activities for the Clarksville project. The role reports during the ‘day to day’ to the VP Construction and functionally to the TECfusions Commercial Director. This role involves managing budgets, tracking costs, forecasting, and ensuring alignment with the project's financial goals. The Project Controls Manager also acts as the primary liaison between the construction project and the Commercial Director, ensuring smooth communication and reporting.


Key Responsibilities:


Pre-Contract:

Prepare detailed project cost plans or estimates based on design deliverables.

Implement processes to track design development in line with the project budget.

Assemble tender documents for competitive bidding by contractors and suppliers and prepare Purchase Orders or subcontracts for engaging vendors formally.


Post-Contract:

Manage monthly project cost and value reconciliation against estimates.

Audit and administer contractor and supplier payment applications.

Administer change control processes with contractors and suppliers.

Provide monthly projections on final account costs, values, and cash flows.

Manage and respond to contractual correspondence to protect TECfusions' interests.

Ensure all engagements with contractors, subcontractors and suppliers are diligently recorded with clear actions.

Establish a process of tracking and closing out actions.


General Project Management Duties:

Ensure, with the VP Construction and the Commercial Director, that the project is delivered safely, within budget, and on schedule.

Submit, on behalf of the owner, all required permits and communicate project goals to the general contractor.

Develop and maintain the project budget in collaboration with the Commercial Director.

Monitor costs, manage changes, and coordinate work against budgets to achieve cost and profit objectives.

Produce and report project reconciliation, profit/loss reports, and other requested documentation.

Lead and record meetings with engineering disciplines, clients, and regulatory agencies.

Mentor and guide team members through project stages.

Maintain technical oversight and help across projects.

Coordinate functional areas such as design, analysis, test, quality, and system safety.
