Roles and Responsibilities

  • Monitors and supervises the daily operations of Penn Plaza building equipment and systems, such as HVAC, elevators, plumbing, electrical, etc. Troubleshoots, determines and arranges for necessary actions.
  • Supervises, organizes and schedules daily work activities for in-house and outside contract workers for Penn Plaza building maintenance work, service and repair work, etc. Accepts and approves all work performed for compliance and completion. Evaluates and recommends modifications to service contracts for change orders, term renewals or re-bids.
  • Supervises construction and reconfiguration work in Penn Plaza related to office space changes. Coordinates work set-up, delivery and follow-up with internal customers.
  • Develops and implements work order system to ensure tasks are assigned in appropriate priority and performance objectives are met.
  • Catalogues department reference materials to secure as-build drawings and track critical parts inventories, warrantee terms and preventative maintenance intervals.
  • Supervises contracted housekeeping and food concessions staffs at Penn Plaza. Monitors contract performance and takes corrective action to ensure compliance.
  • Serves as liaison to Board Office, NJTPD and other client departments for the delivery of integrated security and facility services for open public meetings and special events at Penn Plaza.
  • Prepares monthly activity reports and project status reports for all department activity.
  • This position supervises: In-house maintenance workers
  • Contracted maintenance workers, cleaners and professional trades


Education, Experience, and Qualifications:

  • Bachelor's degree in business administration, Industrial Engineering or related field,
  • Three years of experience in building operations, maintenance and construction or related field.
  • Experience in office type facility environment desired.
  • One year of closely related work experience can be substituted for each year of education required.


Knowledge and Skills:

  • Knowledge of all aspects of facility maintenance.
  • Furniture/cubicle installs, inspections, repairs, and maintenance building systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management.

Working Environment:

  • Office work environment


Other Conditions:

  • Be able to lift up to 50lbs.
  • Standing for extended periods of time.
  • Walking up and down stairs.
