Wireless Site Acquisition Customer Project Manager / Program Manager


First Point Group is urgently looking for a strong Project or Program Manager to join our client's team in North Plano - Dallas TX


Proactively source new, high-quality wireless communications systems development opportunities through a robust network of wireless carriers, development service providers, public agencies, and landowners, coupled with in-depth market knowledge.

  • Negotiate deal terms with development opportunity sources, such as carriers, commercial developers, and specialists.
  • Conduct project feasibility assessments, compile and analyze critical documents and data, and build financial models and budgets.
  • Develop strategies and tactics for the successful execution of qualified projects.
  • Select and onboard third-party development specialists.
  • Manage development milestones and timelines.


Site Acquisition:

  • Identify and assess site candidates and obtaining customer approval.
  • Collaborate with legal counsel to structure contract language and terms.
  • Secure all necessary agreements.


Legal, Regulatory, and Entitlements:

  • Lead project visits with key representatives from leasing, A&E, construction, RF engineering, and other stakeholders.
  • Oversee the creation and compilation of all legal and regulatory deliverables required to perfect assets (e.g., title, environmental, RF emissions).
  • Review project designs and provide recommendations to architects, engineers, and utilities coordinators.
  • Coordinate and review all documentation required for acquiring use permits.
  • Prepare and submit use permit applications to the appropriate authorities.
  • Provide strategic recommendations to expedite construction timelines.
  • Prepare, submit, and expedite applications for building permits.


General Workflow Generation and Processing:

  • Prepare reports, presentations, memos, assessments, and models to ensure project continuity and asset perfection.
  • Lead ongoing collaborations to optimize project and program outcomes.t:
  • Collaborate with the Construction Operations Manager to draft RFPs, select construction contractors, develop and manage construction schedules, ensure compliance with permitted plans, and manage construction closeouts.


Qualifications:

  • Demonstrated success in school, previous work positions, and chosen outside pursuits.
  • Several years of relevant experience, ideally as a manager in various real estate development disciplines (e.g., research, site acquisition, entitlements, construction). Pre-grad school.
  • Intelligent and a creative problem solver.
  • Ability to thrive in a high-stress environment with abundant information inflows, deadlines, and uncertain outcomes.
