  • Assess project feasibility through analysis of critical documents, data sets, financial models, and budgets.
  • Develop and implement strategies and tactics for successful project execution.
  • Select, onboard, and manage third-party development specialists.
  • Monitor and manage project milestones and timelines to ensure successful outcomes.

Site Acquisition:

  • Identify and evaluate potential site candidates for approval.
  • Collaborate with legal counsel to draft and negotiate contract language and terms.
  • Secure necessary agreements and approvals for site acquisition.

Legal, Regulatory & Entitlements:

  • Lead site visits with key stakeholders, including leasing, architecture, engineering, and RF engineering representatives.
  • Oversee the compilation of all legal and regulatory documents required for asset perfection (e.g., title, environmental, RF emissions).
  • Review and provide recommendations on project design, coordinating with architects, engineers, and utilities.
  • Prepare and submit use permit applications, monitor their progress, and strategize to obtain community support.
  • Represented in community meetings and public agency hearings.
  • Provide strategic guidance to expedite construction timelines and ensure successful completion.
  • Prepare and manage building permit applications.

Workflow Management:

  • Develop and deliver reports, presentations, memos, assessments, and models to maintain project continuity and asset perfection.
  • Oversee scheduling, progress, and deliverables across development paths, analyzing and communicating insights to the team, suppliers, and stakeholders.
  • Facilitate ongoing collaboration to optimize project outcomes and trajectories.

Construction Oversight:

  • Draft requests for proposals and select construction contractors.
  • Develop and manage construction schedules, ensuring compliance with permitted plans.
  • Oversee construction closeout and ensure all project requirements are met.

Marketing, Account & Asset Management:

  • Promote projects to potential customers and provide comprehensive account services.
  • Coordinate site visits, document collection, investigations, tests, and necessary modifications.
  • Address customer issues, negotiate business terms, and assist with agreement preparation.
  • Draft and manage contract execution with legal counsel assistance.
  • Oversee customer equipment installation and construction closeout.
  • Report progress to all stakeholders and ensure optimal maintenance and enhancement of assets.

Qualifications:

  • Bachelor’s degree in Engineering, Business, or a related field (Master’s degree preferred).
  • Proven experience in project management, particularly in the wireless infrastructure or related fields.
  • Strong negotiation skills and experience with deal sourcing and project feasibility assessments.
  • Knowledge of legal and regulatory processes related to site acquisition and permits.
  • Excellent organizational and communication skills, with the ability to manage multiple projects and stakeholders.
  • Experience in construction oversight and managing development schedules.
  • Proficiency in financial modeling, budget management, and reporting.
