Job Summary:

The Head of Start-Up Leasing drive the lease-up and stabilization of Hillpointe's new developments.

This is a senior sales management executive reporting directly to the Managing Partners and focused exclusively on the opening and initial lease-up of Pointe Grand apartment communities.

The Head of Start-Up Leasing will recruit and manage a traveling team of leasing (sales) all-stars and hand off near-stabilized properties to the permanent property management team.


Essential Responsibilities:

  • Recruit a highperforming dedicated team of leaseup specialists that is exclusively focused on winning the competition for leases in each local market.
  • Working with the Head of Culture & Talent, create a recruiting funnel to consistently identify and attract new talent for the leaseup team.
  • Drive results by leading the startup leasing team in increasing leasing velocity for newly delivered projects to an average of 30+ units per month per leaseup community.
  • Manage the hand off of units and amenities from the construction stabilizations team to operations.
  • Working with the Head of Culture & Talent, create and implement a training program for new leaseup specialist hires.

  • Average leases per month signed for lease-up communities under the start-up team's purview

Requirements:

  • Strong leadership skills.
  • A proven ability to lead, motivate and manage a sales team that is keenly focused on results.
  • Strong organizational and team management abilities to drive results across multiple projects simultaneously.
  • A willingness to travel up to 75%.
  • Past experience in real estate sales or leasing and a familiarity with the dynamics of new property leaseups is preferred, but not required.

Not Accountable For:

This role is NOT accountable for property management, back-office leasing functions, or maintenance. This role will solely focus on building a team to drive rapid leasing velocity for newly delivered projects.

Working Conditions:

  • Incumbents work in an office environment, but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Physical Demands:

  • Incumbents must be able to physically access all exterior and interior parts of the community and amenities.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Routine local travel may be required to make business meetings, attend training classes, conferences, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Required Licenses or Certifications:

  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have valid driver's license to drive while visiting property.
