This role requires that the Brand Marketing Manager reside in Dallas-Fort Worth, or be willing to relocate. Routine travel within the designated market is required.


Brand Marketing Manager Summary:

This is a responsible position for the oversight and management of all marketing initiatives at Olympus Property, both internal and external. A Brand Marketing Manager must be well-faceted, incredibly organized, fast paced, and adaptable to challenges, and requires a blend of creativity, strong communication, and exceptional time management skills. Responsibilities span both corporate and site-level social media management, content creation, photoshoot execution, and oversight of various internal initiatives.

The ultimate objective of a Brand Marketing Manager is to impact the Olympus customer experience and ensure it is in line with the standards and expectations in place. Intermediate to advanced knowledge of daily multifamily operations management and digital marketing is essential to this role.



Essential Functions: 

  1. Branding/Online Digital Presence – Assumes responsibility for corporate social media, developing content for corporate social platforms (LinkedIn, Facebook, Instagram, X and TikTok), adhering to brand guidelines and strategy. Creates and curates resident-facing campaigns aimed at boosting awareness, engagement, and resident retention. Designs all graphics and videos for social media.
  2. Assumes responsibility for property-level social media. Creation and management of monthly social media calendars to be completed by site team members, ensuring content is created with vendor assistance and displayed on all platforms.
  3. Manages and responds to/completes all marketing tickets with posting requests (i.e., property event photos, etc.).
  4. Assumes responsibility for all creative needs, including brand development, logo curation and letterhead design. Assists with any marketing-related presentations, whether for the marketing department or other corporate departments.
  5. Manages the Olympus Marketplace, to include sourcing and restocking of all Olympus-branded materials, including apparel, business cards, office supplies, etc. Reviews and approves all orders from Business and Regional Manager, ensuring brand standards and requirements are met and providing feedback if necessary. Collaborates with accounting team on invoice process and monthly billbacks.
  6. Assumes responsibility for smooth execution of photo & video production at the property level, to include effective coordination of photoshoots, project scheduling and analysis, conducting pre-production calls with stakeholders and interested parties, and finalizing scheduling details. Prepares resident communications regarding upcoming community closures for site-team managers. Manages the photo shoot and provides day-of coordination by traveling to the site, ensuring it is photoshoot-ready, and walking the community with the photographer(s) the day of the shoot. Ensures keys and maps are ready and provides support to the team and photographers as needed throughout the day.
  7. Manages post-photo shoot action items, to include reviewing media, providing edits to photographer(s), uploading and distribution of media to all platforms, replacing old media where necessary, and tracking progress utilizing collaborative software.
  8. Continuously audits online presence to ensure content is up-to-date and in line with competition. Resolves all tickets and investor requests related to online media.
  9. Coordinates, organizes and manages all virtual tours on website, ILS platforms, during AI lead nurturing communications, etc., ensuring streamlined communication with site team regarding promotion to prospective residents.
  10. Coordinates photography and videography vendors at all Olympus events, promotes all content online for branding purposes, and utilizes raw content for other branding opportunities throughout the year.
  11. Customer Experience Management – Manages prospect & resident survey platform, including user set up/access and troubleshooting RealPage integration issues. Monitors and reviews weekly reports to ensure all communities are held to the OP response standard of 100%. Communicates deficiencies to Operations leadership as required.
  12. Manages oversight of resident referral program (Rentgrata), including managing marketing tickets and communicating system changes/updates to site team members. Analyzes pending concessions bi-weekly and following up with site teams if/when falling behind. Manages compliance with unique state-by-state legal requirements.
  13. Manages implementation and resident awareness programs for Spruce amenity services with recognition that Spruce is an ancillary revenue source for OP.
  14. Thoroughly evaluates new vendors as potential solutions/replacements, ensuring they not only meet but exceed OP’s standards for quality, reliability, and cost-effectiveness. Attends all vendor calls to ensure alignment with OP’s needs and goals; provides feedback as necessary and collaborates on improvements to troubleshoot issues as well as enhance service quality/efficiency.
  15. Develops and conducts new Business and Regional Manager marketing onboarding training. Updates and tailors presentations to reflect team-specific marketing needs, including budget explanations and 3rd-party managed vs. privately-owned portfolio expectations.
  16. Develops and conducts marketing training on current platforms as well as any new initiatives through the Olympus Learns platform.
  17. Manages internal marketing initiatives, including Ignite boxes, Olympus Cares, and Olympus Empowers. This includes content creation, theme and gift collaboration, cross-departmental coordination, internal communications, national partner relationship management, financial contribution management, event coordination, etc.
  18. Travels to Communities & Conferences – Visits properties to meet and develop relationships with on-site team members. Conducts in person training on marketing related topics such as the LMS, reviews internet listing sites in person with business managers, walks the community, etc. Attends conferences throughout the year to increase marketing knowledge and stay up to date with new technologies and market data. Uses conferences as an opportunity to build relationships with current and potential vendors and other individuals in the industry.
  19. Performs all other duties as assigned.



Skills/Education: 

  • Three to five years related experience and/or training, or any equivalent combination of education and experience that provides the required knowledge, skills, and abilities. Minimum of high school diploma or GED is mandatory, with bachelor’s degree in marketing, business, design or related field strongly preferred.
  • Knowledge of industry-specific platforms - RealPage Suite (OneSite, AIRM, Marketing Center), Knock, etc.
  • Proficiency in all Microsoft Suite products (Excel, Word, PowerPoint, Outlook, etc.) as well as Adobe Creative Cloud products (Acrobat, InDesign, Illustrator, Photoshop, etc.)
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form; ability to deal with problems involving a few concrete variables in a variety of situations.
  • Exceptional analytical and problem-solving capabilities, beyond the ability to add, subtract, multiply and divide. Candidate must be competent in using applications such as MS Excel and Google Sheets, with advanced experience in both platforms preferred.
  • Ability to read and interpret all types of documents and contracts. Ability to communicate effectively and efficiently via email. Ability to effectively present information in one-on-one and small group situations to both internal and external customers.



Physical Job Requirements: 

  • Required to maintain a regular schedule which may require working outside business hours, weekends and non[1]traditional holidays.
  • Up to 40% travel required.
