If you want an exciting job with one of the largest off-price retail stores in the nation, join the Burlington Stores, Inc. team as a Real Estate Asset Manager Reporting to the Vice President, Asset Management, the primary function of the Real Estate Asset Manager is to manage a renewal pipeline of approximately 100 retail stores per year as well as office and warehouse properties, and store closure processes. The Real Estate Manager will be responsible for building processes and reports necessary for managing a pipeline at least two years out, analyzing real estate strategies, progress of strategy execution and recalibration and secondary strategies consideration prior to renewal or store closure. A Day In The Life:

The Real Estate Manager will provide project management, analytical and technical services to the asset management team necessary to support store, office and warehouse renewals, relocations, right-sizing transactions, remodels and store closures.

Portfolio Management

Leasing: Extensions and terminations, amendments

Dispositions: Lease, sublease, sale, condemnations

Store Closings: Manage schedule and collaborate with HR, Allocations, Store Ops, RE/Construction (sync relocations)

Facilities/Store Planning Projects: Review planned capital projects, assure ROI is justified based on long-term Primary/Secondary strategy

Store Development – Support execution of:

Downsizing: Landlord negotiations, co-tenant identification

In-Center Relocations 35% 30%

Remodels: Assist in prioritization and negotiate Landlord capital contributions (Blend/Extend)

AMEC/AMC Presentations

Collaborate with asset management directors, and partners in finance, facilities, design, planning, legal and construction to ensure project completion

Supply Chain: Processing, Pack/Hold, Trailer Parking transaction management

Office: Buying Offices (LA and NY), Corporate (non-retail) transaction management

Lease database management, tracking key lease dates, communication of data to asset management team to ensure timely execution of real estate strategies.

You'll Come With:

./. or higher with a concentration in law, real estate or similar field

10+ years’ experience in the retail and/or real estate industry with demonstrated management skills in retail portfolio management. Candidate should understand and be capable of negotiating complex transactions, managing those through approvals and legal documentation.

Background showing understanding of legal concepts and real estate documentation. Experience building presentations that professionally communicate executive level committee information. Must be highly organized individual with meticulous attention to detail and time critical dates.

Scope and Impact:

Scope would include both tactical and strategic project/data management, provided across multipledepartments including Store Development, Supply Chain, HR, Operations and Allocations. Impact is significant,requiring multiple controls and a high level of precision.
