Job Summary:

The Real Estate Asset Manager will be responsible for managing a renewal pipeline of approximately 100 retail stores per year, as well as office and warehouse properties, and store closure processes. This role will involve building processes and reports necessary for managing a pipeline at least two years out, analyzing real estate strategies, progress of strategy execution, and recalibration of secondary strategies prior to renewal or store closure.

Key Responsibilities:

  • Provide project management, analytical, and technical services to the asset management team to support store, office, and warehouse renewals, relocations, right-sizing transactions, remodels, and store closures.
  • Manage a portfolio of retail stores, office, and warehouse properties, ensuring timely execution of real estate strategies.
  • Develop and maintain relationships with landlords, tenants, and other stakeholders to negotiate lease extensions, terminations, and amendments.
  • Oversee the disposition of properties, including lease, sublease, sale, and condemnation.
  • Collaborate with HR, Allocations, Store Ops, RE/Construction, and other departments to manage store closures, relocations, and remodels.
  • Review planned capital projects and ensure ROI is justified based on long-term primary and secondary strategies.
  • Support the execution of store development projects, including downsizing, in-center relocations, and remodels.
  • Present AMEC/AMC reports and collaborate with asset management directors, partners in finance, facilities, design, planning, legal, and construction to ensure project completion.
  • Manage lease database, track key lease dates, and communicate data to the asset management team to ensure timely execution of real estate strategies.

Requirements:

  • Master's degree or higher in a related field, such as law, real estate, or business.
  • 10+ years of experience in the retail and/or real estate industry, with demonstrated management skills in retail portfolio management.
  • Background showing understanding of legal concepts and real estate documentation.
  • Experience building presentations that professionally communicate executive-level committee information.
  • Highly organized individual with meticulous attention to detail and time-critical dates.

This role will have a significant scope, requiring multiple controls and a high level of precision. The impact will be felt across multiple departments, including Store Development, Supply Chain, HR, Operations, and Allocations.
