Summary - Vice President of Construction 

Region: National (Based in Scottsdale, AZ) 

Position: Vice President of Construction 

Reports to: Chief Operating Officer

The VP of Construction, overseeing the Multifamily New Construction division, provides leadership for all team members and subcontractors while managing all aspects of multifamily construction projects. The VP of Construction is responsible for the initial planning, budget, scheduling, quality assurance, execution, and safety on the job site and for ensuring compliance with plans, specifications, and relevant building codes.

CORE RESPONSIBILITIES

Provide pre-development input on construction techniques and job costs.

Provide oversight for value engineering for all pre-development projects.

Establish all final construction documents, schedules, and budgets.

Manage the options list and provide accurate pricing for each.

Leading the estimating department and helping provide qualified trades for the bidding process.

Coordinate plans, specs, and bids to finalize subcontractor scopes.

Manage compilation of all contract documents.

Responsible for all aspects of multiple projects from start to finish.

Oversee the preparation of weekly & monthly reports on project progress.

Lead project meetings with owners, developers, architects, leadership, and internal team members.

Regularly update the project schedules with Project Managers and Superintendents.

Review and manage subcontractor change orders.

Responsible for the accuracy of entire subcontractors' and suppliers' pay requests, overseeing the approval process.

Analyze job costs and manage the project to the closing budget.

Assist Project Managers in resolving issues at the project level.

Log and distribute new project documentation.

Resolve subcontractor disputes.

Directly supervise the activities of the Estimating, Project Management, and on-site management team.

Conducted quarterly performance evaluations for the construction team.

Ensure team members and subcontractors follow company safety standards.

Execute successful completion and close-out and the acceptance of each project by the Owner.

Address warranty issues and complete final documentation.

Assist the Safety Director by providing necessary reports and representing the Company on OSHA inspections.

Maintain a working knowledge of jurisdictional and funding requirements and changes in building codes as they affect our industry.

Skills and Qualifications

Must be able to oversee 5-6 projects concurrently.

High School Diploma or General Equivalency Diploma is required.

A Bachelor's degree in construction management or a related field is preferred.

A minimum of 10 years of supervisory experience is required.

A minimum of 15 years of experience in construction with at least 8 years in multifamily construction is required.

Knowledge of construction management theory and practice.

Must have a thorough knowledge of multifamily trades, the ability to analyze construction documents, and the ability to read blueprints.

Knowledge of construction building codes and building methods.

Knowledge of PC, construction, and business software, including scheduling, estimating, spreadsheets, and word processing.

Must have excellent written and verbal communication skills.

Must have the ability to operate an automobile. Must have a valid state-approved driver's license. Must be able to furnish a vehicle for use during the workday.

Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a powerful sense of urgency and follow-up, and carry multiple projects through to completion.

Effective communication and people skills are required to interface directly with owners' representatives, owners, developers, and other team members.

Strong leadership skills are required, including, but not limited to, coaching, mentoring, and the ability to build and maintain motivated teams.
