Job description

This is an opportunity to embark on a career with a highly respected, morally-driven, Chicago-based luxury housing property management firm. We are seeking an exceptionally experienced and skilled Maintenance Supervisor/Asset Manager to take the helm of our maintenance and capital improvements departments. This role requires someone with a robust work ethic and an ability to juggle tasks, organization, and proficiency AI, Microsoft Outlook, Google Suite and Excel. Responsibilities

1. Contractor Bids:You will play a pivotal role in developing scopes of work, procuring bids from third-party vendors, negotiating contracts and obtaining accurate COIs.

2. Property Inspections: Conduct property inspections, assessing masonry, fences, exterior stairs, roofs, landscaping, cleanliness, snow removal and more, facilitated through a mobile app. Deficiencies related to cleaning, landscaping, and snow removal will be promptly addressed with third-party contractors.

3. Supervision and Coordination: You will oversee a team of Maintenance Technicians and project-manage Independent Contractors and Vendors. Your will efficiently schedule and manage tasks using Appfolio Property Management and Microsoft Outlook. Most communications with residents will be through Appfolio.

4. Work Order Management: Efficiently schedule and oversee work orders, ensuring tasks are completed within 1 day. This includes communications with residents, monitoring and approving maintenance technician's hours, PTO, sick days and an On-Call schedule. Daily, issue a work orders statistics report.

5. Turnovers: Efficiently manage apartment turnovers.

6. Regular Meetings: Foster effective communication with meetings, where you will collaborate with the Property Manager and maintenance team to review analytics and best practices.

7. Inventory: Maintain meticulous control over maintenance material, tracking inventory, and ensuring its readiness.

Requirements

· Communication Skills: You must possess advanced written and verbal communication skills.

· Computer Skills: If you don't possess high-level computer skills, PLEASE DO NOT APPLY. You must be HIGHLY PROFICIENT with Excel, Google, Outlook and Artificial Intelligence.

· Critical Thinking Skills: You must be a problem-solver.

· Time Management: Exceptional time management skills are essential for scheduling multiple contractors and maintenance technicians and prioritizing work orders and projects.
