Job Summary:

  • Perform maintenance services such as: plumbing, electrical, carpentry, appliance repairs, glass replacement, etc.
  • Respond on a timely basis to resident service requests.
  • Be available to work on an on-call basis, including weekends and nights.
  • Conduct inspections as required, per policy and participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections.
  • Clean work area, tools, and equipment. Care, maintain, and inventory all supplies, and equipment owned by the property and/or the management company

· Completes assigned and routine service requests as requested by Maintenance Supervisor and/or Property Manager, and participates in the turn process.

· Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.

· Participate in resident functions. These may be outside of "normal business hours".

· Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.

· Complies with safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

QUALIFICATIONS and EXPERIENCE

  • At least 1-2 years of maintenance experience preferably in some form of facilities or building environment or relevant training/education program. With general direction, you will perform routine maintenance and repairs (i.e., replace AC filters and light bulbs, repair and paint walls, clean common areas, assist with turns, etc.)
  • Mid to High level skills in two or more technical trades (plumbing, electrical, appliances, HVAC, carpentry, etc.

· Exceptional communication, customer service and people skills

· Outgoing, friendly personality – Customer focused

· Good organizational skills, follow-up and follow through

· Ability to handle multiple tasks at one time

· Self-motivated; can work independently

· Proficient in reading, writing, and speaking English

· Hotel, hospitality, or other service experience a plus

PHYSICAL, EQUIPMENT and ATTENDANCE REQUIREMENT

· Requires the ability to move throughout the property and the ability to climb stairs throughout the day

· Lift and carry up to 45 pounds; occasionally up to 80 lbs with another teammate

  • Push and/or pull (appliances) using appliance dolly up to 300 pounds
  • Bend/stoop, climb stairs, kneel, reach above shoulder height, walk and twist

o Apartment inspections, apartment tours and community inspections

o Atypical workspace maneuvering (under sink, in closet access panel, behind machinery, etc.)

· Participate in ice and snow removal/prevention during winter events/storms

  • Ability to work a flexible schedule including evenings, weekends, 7-days (depending on community needs and seasonality), and on-call shifts (at least one week a month)

· May require the individual to possess a valid Driver's license and insurance

· May require the individual to use their own vehicle for various business-related tasks

· Travel: As needed to off-site locations, and as needed support at another property

  • Has normal range of vision, hearing and speech
  • Ability to read, write, and speak English
  • A reliable mode of transportation
  • Comfort with physical activity as you must be able and willing to move heavy equipment and machinery

Job Type: Full-time

Pay: $ $20.00 per hour

Expected hours: 40 per week
