Tri Rivers Property Maintenance is seeking an experienced Regional Maintenance Manager to oversee a team of 15 maintenance technicians and lead multifamily residential repair projects across Charlotte, NC. This hands-on leadershiprole combines field supervision, quality control, and project coordination to ensure compliance with HUD/NSPIRE standards.

The ideal candidate will be a strong leader and communicator with a hands-on mindset, capable of working autonomously and driving team performance to meet inspection and quality standards within a defined schedule. Experience with service-related software systems, such as Yardi or PropertyInspect, is strongly preferred to streamline reporting, scheduling, and quality-control documentation.

Key Responsibilities:

  • Oversee daily field operations and the performance of maintenance technician crews across multiple residential units.
  • Coordinate and prepare for upcoming projects, including materials procurement, crew scheduling, and inspection readiness.
  • Review third party inspection reports to determine the needs and planning of up-and-coming projects.
  • Foresee the necessary amounts of labor needed to successfully complete projects within the allotted schedule.
  • Ensure all maintenance work meets HUD/NSPIRE standards and internal quality benchmarks.
  • Conduct quality control walk throughs of completed work by maintenance technicians, including regular inspections and follow-ups to confirm deficiencies are properly resolved.
  • Perform pre-inspection walkthroughs and supervise follow-up repairs identified in the client's Quality Control (QC) reviews.
  • Provide hands-on leadership and mentorship and ensure high-volume punch list work is completed efficiently.
  • Maintain accurate photo documentation in YARDI or similar software platforms.
  • Conduct staff evaluations, manage timekeeping and performance, and promote a culture of accountability.
  • Track and safeguard company-owned tools, equipment, materials, and vehicles.
  • Work autonomously in the field, using technology (tablet/laptop) for communication, scheduling, and reporting.
  • Uphold OSHA safety protocols and ensure compliance during all site operations.
  • Communicate clearly with property managers, residents, inspectors, and subcontractors to facilitate smooth project execution.
  • Ensure completion of project punch lists and manage final project closeouts.
  • Other duties as assigned.

What We're Looking For:

  • 5+ years of experience in construction supervision, maintenance management, or project oversight (multifamily experience strongly preferred).
  • Strong working knowledge of multifamily residential maintenance repairs including carpentry, plumbing, electrical, HVAC, and painting.
  • Ability to manage and lead a team and work independently with minimal supervision.
  • Experience with HUD/NSPIRE inspection standards and pre-inspection checklists is a major plus.
  • Strong documentation and reporting skills, preferably with experience using YARDI or comparable platforms.
  • Excellent organizational, leadership, and communication skills.
  • Proficiency in MS Office (Word, Excel, Outlook) and construction scheduling software (Primavera, Microsoft Project, or equivalent).
  • OSHA 30 certification (or willingness to obtain) preferred.
  • Must have reliable transportation, valid driver's license, and be comfortable working on-site.
  • Background check and drug screening required.

Physical Demands:

  • Employee is frequently required to travel to various properties to oversee maintenance projects within the City of Charlotte, NC.
  • Daily movements include sitting; standing; reaching; bending; kneeling; and climbing ladders; operating computers and other office equipment; moving about the properties; and attending on-site meetings and off-site meetings.
  • Employee must be able to exchange information in person, in writing, and via telephone.
  • Employee must occasionally transport up to 50 pounds.

Work Environment:

  • The employee works indoor and outdoor and is frequently exposed to weather extremes. The employee may occasionally be subjected to fumes, airborne particles, toxic or caustic chemicals (e.g., cleaning solutions, solvents, insecticides), and skin irritants. The employee may be required to use goggles, gloves, masks, lumbar support belts, safety boots, and other personal protective equipment. The noise level in the work environment is usually moderate.
  • Employees must have access to 24 hour reliable phone & internet service. Employees must also have reliable transportation to and from work, as well as, to get to and from multiple work locations based on business needs and assignments. Employee is responsible for providing own basic hand tools.
  • Position may require employees to work overtime, nights and weekends when needed or in the case of an emergency.
