As a Leasing Specialist, you'll be the friendly face and guiding hand that helps prospective residents find their next home. Position Overview

Your main responsibilities include welcoming potential residents, presenting the features and benefits of Southgate Apartments, and securing lease agreements from qualified applicants. You'll be a key point of contact between guests, residents, and the Southgate Apartments ownership team.

Reports to: Property Manager

Employment Status: Salaried (Exempt)

Work Hours: 40 hours per week with a flexible schedule, including weekends.

Language Requirement: Bilingual (English/Spanish) required

Key Responsibilities-Leasing & Sales

  • Be the welcoming face and first point of contact for potential residents.
  • Qualify leads by asking insightful questions and maintaining guest cards.
  • Conduct engaging tours of the community, highlighting amenities and available units.
  • Use your sales expertise to communicate the benefits of living at Southgate Apartments.
  • Close lease agreements by guiding applicants through the leasing process .
  • Follow up with prospective residents to convert them into new tenants.
  • Coordinate and process applications, including background and credit checks.
  • Assist new residents with lease signing, move-in processes , and property orientation.
  • Monitor lease renewals, distribute notices, and secure renewal agreements

Administrative Support

  • Maintain accurate and timely records of guest visits, lease activity, and market data.
  • Utilize property management software to manage leasing activities and reports
  • Process leases, renewals, and resident notices efficiently and accurately.
  • Assist with financial reporting by tracking leasing commissions and bonuses.

Marketing & Outreach

  • Create buzz in the local community with marketing campaigns, promotions , and events.
  • Help maintain marketing mate rials, including banners, flyers, and social media content.
  • Conduct competitive market analysis to keep Southgate's offerings attractive and up-to­ date.
  • Assist with resident engagement activities to build community satisfaction and retention.

What We're Looking For-Essential Skills & Qualifications

  • Bilingual (English/Spanish) Required
  • High School Diploma or GED required; college coursework is a plus.
  • 2+ years of experience in leasing, sales, or customer service.
  • A proven ability to meet and exceed leasing goals.
  • Strong communication skills and a passion for helping people.
  • Familiarity with Fair Housing laws and willingness to obtain Fair Housing Certification within 6 months.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook) and property management software.
  • Professional appearance and demeanor, with a friendly, approachable attitude.

Preferred Qualifications

  • Prior experience in multifamily property leasing or residential sales.
  • Knowledge of market trends in Charlotte 's rental housing market.
