The Leasing Manager is responsible for overseeing all leasing operations and activities within the apartment community. This role ensures high occupancy levels by attracting and retaining residents through excellent customer service, effective marketing, and efficient leasing processes. The Leasing Manager supervises leasing staff, maintains compliance with Fair Housing laws, and works closely with the Property Manager to achieve financial and occupancy goals. Key Responsibilities Lead, train, and motivate leasing consultants and front-office team members to achieve leasing and retention goals. Manage the full leasing cycle, including responding to inquiries, conducting property tours, processing applications, and preparing lease documents. Develop and implement community marketing and outreach strategies to increase visibility and occupancy. Maintain an in-depth knowledge of the property, amenities, pricing, and competitive market trends. Oversee lease renewals, rent increases, and resident retention programs to reduce turnover. Ensure all leasing activities comply with Fair Housing laws and company policies. Maintain accurate records of leasing activity, traffic reports, and occupancy data in property management software (e.g., Yardi, AppFolio, RealPage). Partner with the maintenance and operations teams to ensure apartments are move-in ready and community standards are upheld. Address resident concerns and assist in resolving escalated service issues. Prepare regular reports for management on occupancy, renewals, and market conditions. Assist with community events and resident engagement activities to promote satisfaction and retention. Qualifications High school diploma or equivalent required; bachelor’s degree in Business, Real Estate, or related field preferred. Minimum 2–4 years of leasing or property management experience, with at least 1 year in a supervisory role preferred. Strong understanding of apartment leasing practices and Fair Housing regulations. Proficiency in property management software (e.g., Yardi, RealPage, AppFolio). Excellent communication, sales, and customer service skills. Detail-oriented with strong organizational and time-management abilities. Ability to work weekends or flexible hours based on community needs.
