Job Summary

We are seeking a highly skilled and experienced Facilities Maintenance Manager to join our team at the City of Albemarle, NC. As a key member of our maintenance team, you will be responsible for overseeing the daily activities of maintenance personnel, establishing objectives and priorities, and ensuring that all maintenance work is performed in accordance with HUD standards and departmental policies.

Key Responsibilities
  • Oversee daily activities of maintenance personnel and establish objectives and priorities for the department.
  • Schedule and review daily maintenance work orders and assignments with maintenance personnel, providing guidance and assistance as needed.
  • Monitor maintenance employees' work to ensure that safety rules are followed and that all maintenance work is performed in accordance with HUD standards and departmental policies.
  • Assist the Property Manager in the decision-making process for future maintenance priorities and the coordination between private contractors and maintenance crew.
  • Oversee a preventive maintenance program designed to retain department properties in safe operating condition.
  • Supervise and assist with general repairs to the interior and exterior of buildings and facilities, and maintain furniture and equipment employing a high degree of skill in the plumbing, carpentry, electrical, mechanical, and related trade fields.
  • Respond to after-hours and weekend emergency calls in accordance with Agency policy and procedures.
  • Monitor all departmental expenditures to ensure operations remain within approved budget.
  • Makes decisions on whether to repair or replace damaged property.
  • Makes estimates for time and materials needed for a variety of maintenance tasks such as electrical, and gas, water, and sewer lines and the upkeep of community grounds.
  • Ensures procurement protocol is followed and, within established parameters, submits and/or authorizes acquisition of proper equipment, materials, appliances, supplies, and services to meet project and Agency needs in a timely manner.
  • Perform regular walk-by inspections of Agency properties to identify and resolve unsafe or unsatisfactory conditions requiring maintenance.
  • Address any safety issues or hazardous conditions immediately.
  • Maintains records and reports of work requests and repairs made to buildings and systems.
Requirements
  • Graduation from a community college with a degree in building management and considerable supervisory experience in the building and grounds maintenance field; or an equivalent combination of education and experience.
  • Possession of a valid driver's license.
  • Preferred: Possession of contractor or other trade license or certification in at least one trade area.
  • Certifications/Licenses in HVAC.
Working Conditions

Work is performed both indoors and outdoors, and involves physical exertion common to the construction, rehabilitation, and maintenance industries, such as long periods of standing and walking on rough terrain. Normal physical activity can be tedious and require heavy lifting, carrying, and prolonged standing, walking, reaching, bending, pushing, pulling, kneeling, crouching, stooping, climbing, balancing and lying prone.
