Overview:
The Site Operations Maintenance Leader will guide and develop the Maintenance Team while overseeing the Maintenance and Capital Improvement requirements of an assigned property managed by FPI. The primary goal is to fulfill the expectations of the Client in alignment with the operational budget and management agreement.

Key Responsibilities:
  • Lead a team of Maintenance personnel, including Technicians, Groundskeepers, and Housekeepers, ensuring effective performance management.
  • Implement a daily and preventative maintenance program to maintain the property in optimal condition.
  • Conduct daily inspections of the property and common areas to identify maintenance issues.
  • Ensure timely completion of maintenance requests, ideally within 24 hours.
  • Oversee the replacement of air-conditioning filters at least biannually and during tenant turnover.
  • Perform semi-annual inspections of all apartments.
  • Adhere to a preventative maintenance schedule.
  • Provide on-call maintenance services for emergencies during evenings, weekends, and holidays.
  • Respond to after-hours lockout service requests.
  • Conduct maintenance inspections and repairs on vacant units to ensure readiness for new residents.
  • Maintain and repair all equipment owned by the property.
  • Ensure maintenance shops and storage areas are organized and comply with safety regulations.
  • Secure all parts, inventory, and equipment properly.
  • Maintain an inventory of necessary parts within budgetary constraints.
  • Wear provided uniforms during work hours.
  • Provide necessary small hand tools for routine maintenance tasks.
  • Ensure timely completion of all maintenance tasks to minimize labor costs.
  • Comply with all FPI policies and procedures.
  • Perform additional duties as assigned by the Community Director.

Qualifications:
Minimum of 2 years of experience in a similar leadership role, preferably in Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction is also acceptable.
High School diploma or equivalent required. Industry certifications (CAMT, NAHMS, NAHMT) are preferred.

Additional Requirements:
Valid Driver's License may be required, along with a good driving record, current motor vehicle insurance, and an operable vehicle that meets company standards.
Must be able to wear a respirator and be medically fit for duty, complying with the company's facial hair policy.
Proficiency in English (speaking, reading, writing) is essential.
May need to provide and maintain personal tools.
Proficient computer skills (MS Office, Google Apps, property management software, email, internet).
