Job Title: Porter - Grounds Maintenance

At The Michaels Organization, we are committed to providing a safe and welcoming environment for our residents and staff. As a Porter - Grounds Maintenance, you will play a vital role in maintaining the curb appeal of our properties and ensuring that our grounds are clean and well-maintained.

Responsibilities:
  • Transfer trash and other items left outside of dumpsters into dumpsters, and sweep the area.
  • Perform daily "trash-out" duties at vacated apartments, removing all abandoned furniture, trash, and boxes.
  • Assist with "make-ready" duties as requested by the Community Manager or Maintenance Superintendent.
  • Perform work area clean-up and safety-related duties.
  • Detail property on a regular basis, focusing on specific areas such as management offices, laundry rooms, mail rooms, pathways, stairways, breezeways, dumpster areas, recreation areas, and exterior lighting fixtures.
  • Assist in keeping grounds neat and free of litter, raking, sweeping, and shoveling as necessary.
  • Help clean and maintain storage and shop areas.
  • Perform any additional duties assigned by the Maintenance Superintendent and Community Manager.
Qualifications:
  • High school diploma or GED required.
  • Basic proficiency in reading and writing the English language to understand warning/caution labels and written instructions.
  • Must be able to lift at least 40 pounds at a time.
  • Must have exceptional customer service skills.
  • Moderate knowledge of basic hand tools, such as hammers, screwdrivers, wrenches, and paint rollers/brushes.
  • Attention to detail for cleaning duties.
Working Conditions:

Will be exposed to dirt, dust, and cleaning solvents and chemicals. Occasional overtime and/or weekend work may be required to maintain cleaning standards.
