Position Overview:

As a Facilities Maintenance Supervisor at EBALDC, your primary responsibility will be to ensure the upkeep of rental units, communal spaces, and outdoor areas, thereby enhancing the overall appeal of the property. Your proactive stance on preventive maintenance will play a crucial role in reducing emergencies and ensuring the site remains in excellent condition.

Core Responsibilities:

  • Address service requests and unit turnovers in a timely and effective manner.
  • Execute cleaning, painting, and repairs on vacant units promptly.
  • Carry out preventive maintenance tasks according to the established maintenance schedule.
  • Monitor and maintain plumbing, heating, and electrical systems.
  • Ensure that security and locking mechanisms are functional.
  • Organize and maintain storage and work areas for safety.
  • Conduct monthly safety inspections and hold safety meetings.
  • Report any hazardous or emergency situations to the Property Manager.
  • Assist with move-in/out inspections and general building assessments.
  • Supervise on-site activities of external contractors and service providers.
  • Manage inventory of maintenance supplies and materials.
  • Participate in on-call duties for urgent repairs.
  • Keep detailed maintenance records.
  • Update preventive maintenance logs and charts regularly.
  • Conduct inventories of tools and supplies.
  • Ensure cleanliness of shared spaces and property exteriors.
  • Assist with furniture relocation as necessary.
  • Follow the work priority system as outlined in guidelines.
  • Perform additional tasks as assigned.

Essential Knowledge, Skills & Abilities:

  • Proficiency in building repair trades, procurement processes, and workplace safety.
  • Capability to maintain accurate records.
  • Intermediate understanding of electrical, plumbing, and preventive maintenance practices.
  • Previous experience in building maintenance or a related field.
  • Ability to engage with residents and address their concerns effectively.

Required Certifications or Licenses:

  • Valid California Driver's License and dependable transportation.

Physical Requirements:

  • Capacity to lift up to 50 lbs and perform various physical tasks.

Compensation:

$63,000 - $68,000 annually.
