Job Summary

The Service Supervisor will oversee and perform technical and mechanical work to ensure the interior and exterior of buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Develop and implement standards for cleanliness and appearance of community grounds, amenities, and common areas.
  • Supervise and direct the work of the maintenance department.
  • Collaborate with the Community Manager in hiring, training, and performance reviews.
  • Oversee the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins.
  • Inspect work performed by other service team members and develop corrective action plans as needed.
  • Review work performed by contractors, vendors, and other service providers to verify quality standards.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Assist in developing the budget for regular repair and maintenance and capital expenses.
  • Complete monthly preventative maintenance procedures.
  • Support cost-cutting and expense control programs.
  • Conduct regularly scheduled company safety meetings and ensure compliance with OSHA and other safety-related laws and requirements.
  • Follow established policies and procedures and report violations or infractions appropriately.
  • Schedule and perform minor and routine maintenance on equipment.
  • Complete documentation and other paperwork timely and accurately.
Requirements
  • 6+ years of experience in property management maintenance or equivalent experience.
  • 2+ years of Maintenance Supervisor or equivalent experience preferred.
  • EPA certifications Type I and II or Universal for refrigerant recycling required.
  • Must have all certifications as required by State and Local jurisdictions.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Proficient in customer service and interpersonal communication skills.
  • Demonstrated proficiency with computers, the internet, and database management programs.
Additional Requirements
  • Valid driver's license.
  • Ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move up to 25 lbs.
