Position: Maintenance Supervisor


Key Responsibilities:

  • Possess strong skills in HVAC, electrical systems, plumbing, and computer operations. Excellent communication and supervisory capabilities are essential.
  • Collaborate with the on-site team to oversee all maintenance-related tasks and property upkeep.
  • Manage the preparation process to ensure that apartments are ready for new residents promptly.
  • Initiate, execute, and supervise maintenance projects aimed at enhancing property aesthetics, optimizing building systems, and assessing contractor performance.
  • Draft scopes of work for minor improvements/services and identify qualified contractors for bidding.
  • Effectively manage expenses in alignment with ownership objectives, consistently seeking ways to reduce costs through proposals and negotiations.
  • Build and maintain vendor relationships, negotiate pricing, and collaborate on the approved vendor list.
  • Provide daily supervision and support to the maintenance team, identifying training opportunities and ensuring accountability for property conditions.
  • Oversee the Preventative Maintenance program, ensuring timely completion and comprehensive documentation.
  • Comply with all local, state, and federal housing regulations related to property management.
  • Foster a customer service-oriented team focused on enhancing property appeal daily.
  • Manage payroll and overtime effectively.
  • Perform additional duties as assigned.

Qualifications:

  • Responsible for maintaining the building, overseeing apartment turnovers, and liaising with contractors for annual inspections.
  • Detail-oriented and dedicated candidates are preferred.
  • Extensive knowledge of residential building systems is required, including boilers, chillers, cooling towers, air handlers, and roof fans.
  • Professional licenses related to building systems are preferred and may be necessary based on property type.
  • HVAC and/or CFC certifications are required (or other relevant qualifications).
  • Lead paint certifications may be necessary.
  • CAMTI and CAMTII certifications are preferred.
  • Proficient in maintenance-related software, Microsoft Word, Excel, email, and internet searches.
  • Strong communication skills, including writing and verbal proficiency.
  • Able to manage multiple projects and tasks from various staff and volunteers.
  • Exhibit excellent interpersonal skills in person, over the phone, and via email, demonstrating high professionalism.
  • Successful candidates will show a passion for quality results and a proactive attitude.
  • Ability to execute innovative projects with minimal supervision.
  • Strong customer service ethic and high standards for quality.
  • Willingness to work a flexible schedule, including evenings, weekends, and on-call as needed.

Education:
Fluency in English, capability to perform intermediate mathematical functions, and proficiency in on-site resident management software are required.

Professional Experience:
A minimum of five (5) years of experience in residential property management or a related field is necessary.

Attendance/Travel Requirements:
The role requires availability to work any day of the week throughout the year. Consistent attendance during scheduled hours and potential overtime is critical. On-call service may be required, along with occasional travel for owner gatherings or resident events.

Computer Skills:

  • Basic computer knowledge is essential.
  • Ability to use Outlook and OneSite.
  • Intermediate proficiency in MS Word and Excel.
  • Basic internet knowledge is required.

Physical Demands:
Must be capable of accessing all areas of the property and amenities. Ability to lift, carry, or maneuver weights up to 50 lbs independently and 100 lbs with assistance is necessary.
