This position is responsible for ensuring the safety and operational efficiency of the property’s structures and equipment while guaranteeing exceptional service delivery by the onsite Facilities team and external contractors.

Your Responsibilities

• Oversee all building services and preventive maintenance initiatives in accordance with industry best practices, the Scion Standard Operating Procedures, and compliance with State/Federal regulations.

• Manage daily operations encompassing heating, ventilation, air conditioning (HVAC), plumbing, fire protection, and general maintenance and troubleshooting of building systems.

• Monitor systems, providing diagnostics, preventive maintenance, annual testing, and certifications for all major building systems.

• Operate and manage all life safety systems, including fire pumps, alarm systems, sprinkler systems, and emergency lighting.

• Prioritize and schedule maintenance tasks, ensuring quality aligns with Scion’s standards.

• Supervise Facilities Technicians to ensure timely completion of service requests, with accurate documentation.

• Manage facilities budgets effectively.

• Review completed work to confirm adherence to standards and repair requirements.

• Ensure all emergency and routine maintenance tasks are executed promptly and professionally.

• Conduct regular inspections of buildings and grounds to identify deficiencies and necessary repairs.

• Prepare detailed reports summarizing inspection findings and advise relevant stakeholders.

• Provide recommendations for addressing issues identified during inspections.

• Oversee the preparation of units for new occupants, ensuring repairs and inspections are completed as scheduled.

• Manage inventory of maintenance spare parts and tools.

• Maintain a clean and organized shop and all mechanical, supply, electrical, and storage facilities on site.

• Ensure proper equipment maintenance to comply with warranty requirements and extend useful life.

• Supervise contracted work, obtaining bids and negotiating with vendors and contractors.

• Coordinate vendor deliveries, schedules, and performance.

• Enforce safety procedures and health policies.

• Manage keying and lock procedures, maintaining security protocols.

• Implement standard operating procedures and preventive maintenance programs as per Scion’s standards.

• Participate in emergency preparedness planning and act as essential personnel during emergencies.

• Escalate urgent repairs or replacements to management as necessary.

• Maintain comprehensive records on all major systems, including manuals and specifications.

• Collaborate with management to formulate and track facilities and capital budgets.

• Recruit, train, and develop Facilities team members, ensuring accountability for high service levels.

What We Require

• High school diploma/GED, trade school diploma, or military training.

• 8 years of relevant experience managing building systems in multi-unit residential properties, with 5 years in a supervisory role.

• 5 years of experience with building automation and life safety systems.

• EPA 608 Universal certification.

• HVAC/EPA 608 Universal certification.

• Certified Pool Operator (CPO) certification or intent to obtain within six months.

• Expertise in plumbing, HVAC, electrical, and mechanical systems, along with accepted maintenance practices.

• Boiler operator or Stationary Engineer Certificate/Licence.

• Ability to read and interpret design documents, safety guidelines, and maintenance instructions.

• Strong project management skills, with the ability to prioritize and meet deadlines.

• Basic computer skills, including proficiency in Microsoft Office and CMMS.

• Valid driver’s license.

• Physical ability to stand for extended periods and lift up to 100 lbs. as required.

Operational Details

• Job location is at the assigned property, with potential for periodic travel.

• On-call responsibilities apply, except during approved PTO periods.
