We are seeking a highly skilled Facilities Operations Manager to join our team at Eco-Alpha Environmental & Engineering Services, Inc. This individual will be responsible for managing a team of building engineers and interacting with property managers, administrators, and vendor partners to ensure the smooth operation of our commercial buildings.
Key Responsibilities:
- Develop and implement management plans for assigned assets to ensure optimal performance and efficiency.
- Directly supervise employees reporting to assigned buildings and ensure they are meeting performance expectations.
- Competitively bid and prepare service contracts to ensure high-quality and cost-effective services.
- Maintain a secondary contact role for tenants relative to service requests and proactively meet with tenant representatives on a scheduled basis.
- Prepare and review financial statements and reports on the status of office buildings, as well as financial reports for clients on a monthly, quarterly, and annual basis.
- Prepare and review periodic inventories of building contents and property condition, and forward listings to clients for review.
- Direct the development, revision, and implementation of property manuals and online systems.
- Ensure emergency evacuation procedures are in place and life safety systems are operating effectively.
- Establish, communicate, and manage the tenant move-in/move-out process to minimize disruption to established tenants.
- Assist the Chief Engineer in meeting assigned criteria within the Operations Audit and ensure compliance with Management Audit, Eco Alpha policies, procedures, and standard practices.
- Oversee the Property Administrator in the preparation of office equipment leases and maintenance agreements.
- Ensure appropriate insurance requirements are in place for all properties and cross-sell all Eco Alpha services.
- Participate in regional and national property management initiatives.
Qualifications:
- Bachelor's degree preferred.
- Minimum of ten (10) years' commercial building operations and maintenance experience.
- Minimum of seven (7) years' experience managing a team of people.
- Experience in budget preparation and financial reporting, with a strong understanding of building MEP systems, documentation, and administration.
- Competencies: Manage a profitable P&L, client-facing, perform the functions of staff management, ability to lead a multi-disciplinary team, including Chief Engineers, Stationary Engineers, Training Coordinator, E-Learning Specialist, Administrative Assistant, and others.
- Skills Required: Business, Financial, and Accounting Acumen, Communication, Leadership, Project Management, and Technology Skills (Microsoft Office Suite).
