Mutual Housing Management is seeking a highly skilled Property Manager to oversee the day-to-day operations of our Sacramento property. As a key member of our team, you will be responsible for ensuring the property is well-managed, well-maintained, and compliant with all regulatory agencies and investors.
Key Responsibilities- Develop and implement policies, procedures, and programs to ensure a well-managed and well-maintained property.
- Supervise and manage the onsite staff, including maintenance and porter personnel.
- Manage the property's finances, including budgeting, accounting, and cash handling.
- Ensure compliance with all regulatory agencies and investors, including HUD, Low Income Housing Tax Credits, and Tax-Exempt Bond properties.
- Develop and maintain relationships with residents, vendors, and community partners.
- Perform regular property inspections and maintain accurate records.
- Prepare and submit reports, including weekly rental reports, budget variance reports, and incident reports.
- Assist with marketing and leasing efforts, including preparing market surveys and resident profiles.
- Minimum of three years' experience in property management.
- Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
- Experience generating property budgets and managing affordable housing developments.
- Exposure to community organizing, services, and programs.
- Ability to read and interpret documents, including safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees.
- Relate well to people from diverse backgrounds.
- Comprehend and communicate in the English language both orally and in writing.
- Interpret and understand financial information generated from property management software reports.
- Must have own transportation, valid driver's license, and vehicle insurance that is commensurate with company policy.
- Work in a collaborative manner and in a team environment.
- Travel occasionally.
- Proficiency with Microsoft Office.
- Define and solve problems.
- Understand and commit to the Mission and Philosophy of Mutual Housing.
