As a key member of the Morning Pointe Operations Team, the Maintenance Director plays a vital role in ensuring the smooth operation of our facilities. This position is responsible for implementing and maintaining the Morning Pointe Preventative Maintenance Program, which includes mechanical systems, plumbing, electrical systems, emergency call systems, sprinkler systems, fire alarm systems, building finishes, kitchen equipment, laundry equipment, building exteriors, furnishings, and landscaping.

Responsibilities:
  • Implement and document the Morning Pointe Preventative Maintenance Program, including maintenance logs and system manuals.
  • Conduct safety inspections and logged verification, including emergency lighting, smoke detectors, fire extinguishers, and monthly fire drills.
  • Perform minor electrical, plumbing, HVAC, and general facility maintenance repairs.
  • Shampoo carpet, strip and wax floors, and perform general floor covering maintenance.
  • Safe handling and proper removal of bio-hazard waste.
  • Keep dryer vents and hoses clean and free of lint.
  • Change air filters.
  • Keep grounds, parking lots, and driveways free of litter.
  • Perform minor plumbing maintenance, including cleaning out grease traps and de-liming water heaters.
  • Replace light bulbs as needed.
  • Touch up painted walls and repair wallpaper tears, baseboards, etc.
  • Inventory control, storing, ordering, and pick up of maintenance supplies.
  • Landscaping and lawn maintenance duties as assigned.
Requirements:
  • High School Diploma or GED.
  • 2 years general maintenance work experience in a public facility.
  • Knowledge of safety regulations in a public facility.
  • Good verbal and written communications skills.
  • Flexible work schedule required with 24-hour availability by pager.

This position is classified as HEAVY, requiring exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently and/or 10 to 20 pounds of force constantly to lift/move objects. Functional requirements include constant standing and walking. Frequent lifting, carrying, pushing, pulling, stooping, bending, turning, and stretching. Finger and hand dexterity required. Visual and hearing acuity essential. Ability to understand and carry out written and oral instructions necessary. Ability to perform basic mathematical computations required.
