- Property Evaluation: Review property appraisals, rental income, expenses, exit strategies, and global DSCR for investment deals.
- Credentials Verification: Verify applicant credentials, experience, and performance on previous construction projects.
- Loan Structure: Evaluate preliminary plans, blueprints, specs, budgets, and timelines for construction loans.
- Risk Assessment: Identify risk factors including cost overruns, delays, absorption periods, and market changes.
- Financial Modeling: Use financial modeling and sensitivity analysis to stress test deals and loan structures.
- Approval Recommendations: Provide approval recommendations and structure terms including LTVs interest rates, and recourse conditions.
- Relationship Building: Develop relationships with brokers, borrowers, contractors, and real estate agents.
- Regulatory Compliance: Stay current on regulatory compliance for bridge lending and DSCR products.
- Team Management: Manage and oversee overseas staff workflow, quality, and productivity.
- Process Improvement: Build efficient processes and procedures to maximize overseas team output by working with CTO.
- Operational Excellence: Continuously improve overseas operations through training, feedback, and iteration.
- Education: Bachelors degree in finance, real estate, or economics preferred.
- Experience: 3+ years of experience in construction, fix and flip, or commercial real estate lending.
- Skills: Strong financial analysis skills and attention to detail. Ability to accurately evaluate plans, budgets, timelines, and exit strategies. Knowledge of construction methodologies, investment analysis, and underwriting standards. Proficiency in using spreadsheets, financial modeling, and risk analysis. Excellent written and verbal communication abilities. High credit analytical and risk assessment skills.
