Maintenance Supervisor - Property Management Leader
Lead and mentor the Maintenance Team, overseeing Maintenance and Capital Improvement needs of an assigned FPI managed site.
Key Responsibilities- Provide daily and preventative maintenance programs to ensure economical, proper, and safe property conditions.
- Inspect property and common areas daily to detect maintenance problems.
- Coordinate and complete maintenance requests within 24 hours.
- Change air-conditioning filters every six months and upon apartment turnover.
- Inspect apartments semi-annually and follow a preventative maintenance schedule.
- Serve as on-call maintenance for evening, weekend, and holiday emergencies.
- Respond to after-hours lockout requests.
- Perform maintenance inspections and repairs on vacant apartments.
- Repair and maintain equipment owned by the apartment community.
- Maintain maintenance shops and storage rooms in an orderly fashion and comply with safety regulations.
- Properly secure parts, inventory, and property equipment.
- Maintain an inventory of parts to make necessary repairs within budgetary limits.
- Wear provided uniforms during work hours.
- Provide small hand tools necessary for routine maintenance.
- Ensure timely completion of duties by maintenance staff to minimize labor costs.
- Comply with FPI policies and procedures.
- Perform other duties assigned by the Community Director.
- Minimum 2 years' experience in a similar leadership role, preferably in Residential Property Management.
- High School diploma or equivalency certificate required; industry certification or designation preferred.
- May require a valid driver's license, good driving record, current motor vehicle insurance, and an operable vehicle meeting FPI's driving standards.
- Must be able to wear a respirator and be medically fit for duty.
- Must be proficient in speaking, reading, and writing in English.
- May be required to provide and maintain own tools.
- Proficient computer skills (MS Office, Google Apps, property management software, email, internet).

- Positive influencing, interpersonal, and communication skills are essential.
