Job Summary

The Maintenance Assistant will provide support to the Maintenance Manager in maintaining the facility's day-to-day activities, including installing, repairing, and upkeep, in accordance with current applicable federal, state, and local standards and regulations. The successful candidate will ensure the safety of all residents and personnel as directed by their supervisor and/or the Administrator.

Key Responsibilities
Remind staff to follow all safety regulations, facility policies, and hand-washing procedures
Perform regular inspections of resident rooms for order, safety, and proper performance of equipment
Provide or schedule facility repairs as needed
Use protective safety equipment as required
Monitor electrical and hydraulic systems routinely to ensure functionality
Coordinate routine terminal isolation procedures with nursing and housekeeping
Confirm that containers of hazardous chemicals in the department are properly labeled and stored
Assist in maintaining material data safety sheets (MSDS)
Ensure that assigned personnel wear and use protective safety equipment as required
Ensure that fire protection and prevention programs are maintained by all personnel
Maintain the facilities interior and exterior area neat
Keep the storage area neat and safe
Ensure all equipment is cleaned and properly stored at the end of each shift
Maintain maintenance logs weekly, monthly, and quarterly as required
Work within parameters of operational budget
Attend annual in-service meetings
Follow safety regulations and precautions at all times
Report any occupational exposures to blood, body fluids, or other hazardous materials to a supervisor immediately

Requirements
High school diploma or GED preferred
Trade school or college courses in HVAC, electrical, and plumbing, etc. a plus
Minimum of 1 year experience working in skilled nursing or hospital setting
Knowledge of carpentry, electrical, HVAC, and plumbing
Ability to safely troubleshoot and repair equipment
Ability to read, write, and speak the English language
Ability to follow detailed directions
Physical ability to move intermittently throughout the day in all different areas of the facility
Ability to stand, bend, and reach throughout the day
Repetitive hand motion
Ability to push, pull, move, and/or lift up to 50 lbs. on occasion to a minimum height of 5 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 15 feet
Ability to read fine print on equipment or operational pamphlets

Working Conditions
May encounter frequent interruptions and need to reschedule maintenance activities
May be requested to work beyond scheduled working hours at times such as weekends and holidays
Is subject to call-back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.)
May be necessary to assist in the evacuation of residents during emergency situations
May be exposed to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses
May be required to work in cramped spaces and in adverse weather conditions
May be subjected to odors, dust, disinfectants, tobacco smoking, or air contaminants
