The Building Systems Operations Specialist is accountable for ensuring the secure and efficient functioning of the facility and its associated systems. This role operates under the general oversight of the Lead Operating Engineer or designated representative.
Key Responsibilities:
- Monitor, operate, and evaluate all mechanical, electromechanical, pneumatic, and utility systems within the facility.
- Address and resolve building-related issues reported by staff and visitors.
- Conduct routine preventive maintenance on various building systems and equipment.
- Document all procedures, activities, and system operations accurately.
- Communicate significant incidents promptly to the supervising authority.
- Perform repairs on equipment and systems as necessary.
- Maintain cleanliness and proper lubrication of mechanical spaces and equipment.
- May assist in various maintenance tasks across different trades as required.
Qualifications:
- Completion of trade school or equivalent experience.
- A minimum of four years of experience in managing complex building systems, with a strong understanding of HVAC systems, automatic and pneumatic controls.
- Ability to utilize all testing equipment related to building system maintenance.
- Physical capability to perform demanding tasks, including lifting heavy objects and working in confined spaces.
Supervision:
This position operates under the general supervision of the Lead Operating Engineer or their designee, with potential functional oversight of other staff during shift coverage.
Work Environment:
The role may involve exposure to various environmental conditions, including chemicals and electrical systems, and requires the ability to perform physically challenging tasks.
