Position: Senior Pre-Construction Manager

CMC Design Build is actively seeking a Senior Pre-Construction Manager to enhance our Preconstruction team. In this pivotal role, you will oversee the project development process from initial concept through to the commencement of construction. You will lead a collaborative team of architects, engineers, and project managers to define the project's size, scope, and budget, as well as negotiate contracts for comprehensive design and construction services.

Key Responsibilities:

  • Identify potential opportunities and cultivate client relationships.
  • Collect and analyze data regarding client operations, company policies, regulatory standards, and project timelines.
  • Guide the project team in developing conceptual plans and defining the necessary scope of work.
  • Prepare bid packages for subcontractors.
  • Establish project budgets through plan take-offs and solicitation of subcontractor bids.
  • Review supplier and subcontractor proposals for thoroughness and conduct cost comparisons.
  • Contribute to the formulation of project schedules and timelines.
  • Participate in client meetings and deliver presentations as required.
  • Assess potential scope changes and value engineering opportunities to evaluate impacts on budget and schedule.
  • Ensure all essential documentation is maintained.
  • Negotiate design and construction contracts with clients.
  • Facilitate the transition of the project to the construction team.

Qualifications:

  • A minimum of 5 years of experience in a comparable preconstruction role or direct experience in Cold Storage, Food Manufacturing, or Distribution facilities.
  • Proficiency in MS Office (Outlook, Word, Excel, and PowerPoint) is required.
  • Familiarity with AutoCAD and Procore is preferred.
  • Dependability, organization, attention to detail, and strong follow-up skills are essential.
  • Ability to collaborate effectively with team members in a fast-paced environment.
  • Excellent verbal and written communication skills are necessary.
  • Proactive attitude with a willingness to learn and take on new responsibilities.
  • Strong organizational skills with the ability to manage multiple projects and teams simultaneously.
