Position: Senior Pre-Construction Manager

CMC Design Build is actively seeking a Senior Pre-Construction Manager to become part of our Preconstruction team. In this capacity, you will oversee the development of projects from their initial stages through to the commencement of construction. You will lead a team of architects, engineers, and project managers to define the size, scope, and budget of a project while negotiating the Owner contract for comprehensive design and construction services.

Key Responsibilities:

  • Identifying potential opportunities and fostering client relationships.
  • Collecting and analyzing data regarding client operations, company policies, regulatory requirements, and project timelines.
  • Guiding the project team in creating conceptual plans and defining the scope of work.
  • Preparing subcontractor bid packages.
  • Establishing project budgets through plan take-offs and soliciting subcontractor bids.
  • Reviewing supplier and subcontractor proposals for completeness and conducting cost comparisons.
  • Contributing to the development of project timelines and schedules.
  • Participating in client meetings and delivering presentations as required.
  • Assessing potential scope changes and value engineering opportunities to evaluate impacts on budget and schedule.
  • Ensuring the maintenance of all critical documentation.
  • Negotiating design and construction contracts with clients.
  • Facilitating the transition of the project to the construction team.

Qualifications:

  • A minimum of 5 years of experience in a similar preconstruction role or direct experience in Cold Storage, Food Manufacturing, or Distribution facilities.
  • Proficiency in MS Office (Outlook, Word, Excel, and PowerPoint) is required.
  • Familiarity with AutoCAD and Procore is preferred.
  • Dependability, organization, attention to detail, and the ability to multitask while demonstrating strong follow-up skills are essential.
  • Ability to collaborate closely with team members in a fast-paced environment.
  • Excellent verbal and written communication skills are necessary.
  • Must be proactive, open to learning, and willing to take on new responsibilities.
  • Strong organizational skills with the ability to manage multiple projects and teams simultaneously.
