Position: Senior Pre-Construction Manager

CMC Design Build is actively seeking a Senior Pre-Construction Manager to become a vital part of our Preconstruction team. In this capacity, you will oversee the project development process from initial concept through to the commencement of construction. You will lead a team of architects, engineers, and project managers to define the size, scope, and budget for projects, as well as negotiate contracts for comprehensive design and construction services.

Key Responsibilities:

  • Identify potential opportunities and cultivate client relationships.
  • Collect and analyze data regarding client operations, company policies, regulatory standards, and project timelines.
  • Guide the project team in creating conceptual plans and defining the scope of work.
  • Prepare bid packages for subcontractors.
  • Establish project budgets through plan take-offs and subcontractor bid solicitations.
  • Review supplier and subcontractor proposals for completeness and conduct cost comparisons.
  • Participate in developing project schedules and timelines.
  • Attend client meetings and deliver presentations as required.
  • Assess potential scope changes and value engineering opportunities to evaluate impacts on budget and schedule.
  • Ensure the maintenance of all essential documentation.
  • Negotiate design and construction contracts with clients.
  • Facilitate the transition of the project to the construction team.

Qualifications:

  • A minimum of 5 years of experience in a similar preconstruction role or direct experience in Cold Storage, Food Manufacturing, or Distribution facilities.
  • Proficiency in MS Office Suite (Outlook, Word, Excel, PowerPoint).
  • Familiarity with AutoCAD and Procore is preferred.
  • Dependable, organized, detail-oriented, and comfortable managing multiple tasks with strong follow-up skills.
  • Able to collaborate closely with team members in a fast-paced environment.
  • Excellent verbal and written communication skills.
  • Proactive, open to learning, and willing to take on new responsibilities.
  • Capable of managing multiple projects and teams simultaneously.
