Position Summary:

The Facilities Operations Engineer is responsible for the upkeep, troubleshooting, and repair of all building systems on-site. This role may involve overseeing a single property, ensuring all operational aspects are maintained effectively. Key Responsibilities

Primary Duties:
  • Oversee all preventative maintenance and necessary repairs for the building's mechanical, electrical, HVAC, and plumbing systems. A comprehensive understanding of these systems is crucial to ensure optimal performance and to address any irregularities.
  • Conduct routine preventative maintenance, which includes lubrication, adjustments, cleaning, and replacement of consumable parts (e.g., filters, indicator lights). This encompasses various systems, including air handling units, water pumping systems, and plumbing components.
  • Respond promptly to tenant inquiries regarding safety, plumbing, mechanical, electrical, and environmental issues, utilizing both direct communication and work order systems.
  • Maintain accurate maintenance logs and records, demonstrating familiarity with preventative maintenance and work order management software.
  • Coordinate with contractors, tenants, and management for work orders requiring external services, keeping detailed logs of all work performed.
  • Execute all assigned tasks to ensure tenant safety and the uninterrupted operation of the facility.
  • Adhere to all established operating procedures relevant to the site.
  • Assist with snow and ice removal operations, coordinating with external vendors for plowing and salting as necessary.
  • Organize and maintain building documentation and files.
  • Perform additional duties as assigned.
Qualifications

Required Skills and Experience:
  • High School Diploma or equivalent.
  • A minimum of 5 years of experience in building operations engineering.
  • CFC certification in high-pressure systems is mandatory.
  • Ability to manage multiple projects and make informed decisions.
  • Proficient in computer usage and email communication.
  • Possession of any required licenses.
  • Willingness to complete necessary safety training related to job responsibilities.

Salary Range: $80,000 - $90,000 annually

The anticipated base salary for this role ranges from $80,000 to $90,000 annually. Actual salary will be determined based on various factors, including relevant skills, experience, education, and applicable licenses or certifications. In addition to the base salary, a competitive benefits package is offered, which may include discretionary bonuses and other incentives.
