Job Title: Maintenance Specialist

Job Summary

The Maintenance Specialist will be responsible for performing various maintenance functions to maintain the physical condition and enhance the value of the community. This includes working with the maintenance team and management to ensure the preservation of assets, completing and ensuring all preventative maintenance is performed on all units, and communicating and reporting all data and analysis to direct reports.

Key Responsibilities
  • Perform tasks associated with electrical, plumbing, carpentry, masonry, and painting.
  • Have working knowledge of HVAC systems and all heating systems to complete a thorough inspection to mitigate any potential damage.
  • Complete daily operations and tracking of all unit walks.
  • Conducts apartment and property inspections, schedules and completes quarterly preventative maintenance and unit inspections.
  • Completes visual inspection of bridges fire safety protocol and promotes fire safety with residents, reporting deficiencies or potential hazards to direct reports.
  • Monitors and maintains all building systems as assigned.
  • Assures safety practices are used when complying with all company, local city, state, and federal guidelines.
  • Fosters positive, active, and collaborative relationships with residents, communities, and associated agencies.
  • Follows Bridge policies and procedures and complies with fair housing, state, and federal laws.
  • Regular on-time attendance, special projects, and other responsibilities as assigned.
  • Repairs/ replaces any non-functional items as part of inspections.
  • Repairs/ replaces routine maintenance items as part of inspections.
Requirements
  • Basic understanding of electrical, plumbing, painting, masonry, and carpentry.
  • Working knowledge of HVAC systems, knowledge of heating, and furnace systems.
  • Follows oral and written instructions.
  • Ability to communicate with residents, coworkers, and management.
  • Ability to climb up to 40 feet.
  • Color vision and the ability to hear.
  • Must have own transportation.
  • Must be able to commute up to 50 miles from home property.
  • High School graduate or equivalent.
  • Two years working experience in facility maintenance.
  • Inside and outside in all weather conditions.
