Job Title: Maintenance Technician

Location: Monaco Lakes Apartments

We are seeking a highly skilled and experienced Maintenance Technician to join our team at Coughlin Property Management LLC. This is a full-time position at a 500+ unit multi-family complex.

Key Responsibilities:
  • Diagnose and resolve maintenance issues with cost-effective solutions.
  • Perform maintenance work on the property, including electrical, HVAC, plumbing, and other related tasks.
  • Coordinate and monitor the quality of maintenance work performed by outside contractors.
  • Adhere to on-call rotation requirements for emergency repairs or maintenance issues.
  • Perform snow removal duties as directed by the maintenance supervisor.
  • Respond promptly to all service requests, including emergency situations.
  • Work consistently and remain engaged throughout the entire work shift.
  • Conduct daily inspections of community grounds and interior, addressing deficiencies to ensure the community is safe, clean, and comfortable for residents, team members, and guests.
  • Complete all required trainings, meetings, and programs.
  • Interact effectively with residents from diverse age groups and cultural backgrounds.
  • Maintain standards for staff uniforms, dress codes, hygiene, and appearance for property staff.
  • Arrive on-time and ready to work for all shifts.
  • Provide advanced notice when an absence is needed.
  • Demonstrate professionalism in all forms of communication.
  • Conduct regular inspections of property, including vacant space, and report suspicious activity or potential security issues.
Position Requirements:
  • General knowledge of electrical systems, HVAC, plumbing, electrical, and mechanical equipment.
  • Strong communication skills and customer service to interact with team and residents.
  • Strong time management skills with the ability to change tasks quickly and frequently.
  • Reliable transportation and a valid driver's license.
Physical Requirements:
  • Able to lift and move sizable weights.
  • Able to work for long periods on feet.
  • Able to work in confined spaces.
  • Able to work for long periods outdoors in multiple seasons.
