Job Description

As a Property Management Accountant at Cardinal Capital Management Inc., you will play a crucial role in ensuring the financial health and compliance of our property portfolio. This position requires a detail-oriented and analytical individual who can provide thorough financial oversight and maintain accurate accounting records.

Key Responsibilities
  • Assist Operations Management with accounting functions to facilitate proper bookkeeping for tenant ledgers and accounts.
  • Prepare timely and accurate monthly financial statements for the Property Management portfolio, including bank statements, management of receivables, payables, and timely deposits of all funds.
  • Monitor property revenues and expenses, ensuring accurate recording in accordance with management agreement guidelines.
  • Oversee individual debt obligations for properties within the portfolio, ensuring timely payments, accurate recording of principal and interest, and maintenance of all debt covenants.
  • Provide financial analysis of financial data and operations to assist management in maintaining the properties' financial objectives, alerting supervisors and/or management of financial concerns within the portfolio.
  • Comply with standard accounting policies and procedures and internal controls for finance and accounting operations.
  • Produce and review financial packets, including balance sheet accounts, monthly bank reconciliation, and general ledger account reconciliations.
  • Collaborate with the Property Management Controller and Assistant Controller on the successful completion of internal and external financial audits, coordinating work with CPA firms and delivering information requested by auditors.
  • Work with Operations Management to produce budgets for properties.
  • Prepare all financial reports in accordance with management agreement requirements, meeting various due dates and deadlines.
  • Execute other special projects and responsibilities as assigned.
Requirements
  • Associate Degree (or higher) in Accounting
  • One to three years of accounting experience preferred
  • Experience in property management accounting preferred
  • Knowledge of Low Income and Affordable Housing Programs (e.g., HUD section 8 subsidized housing, IRS section 42 (LIHTC Program), HOME funds, Rural Development)
  • Knowledge and experience with property management software, including tenant ledgers and accounting ledgers
Work Environment

This position operates in a professional open office environment, requiring standard office equipment and software skills.

Physical Demands

This role requires regular sitting, standing, walking, talking, hearing, and comprehending, with occasional use of hands to finger, handle, or feel, and reach with hands and arms.

Preferred Education and Experience

1. Associate Degree (or higher) in Accounting

2. One to three years of accounting experience preferred

3. Experience in property management accounting preferred

4. Knowledge of Low Income and Affordable Housing Programs (e.g., HUD section 8 subsidized housing, IRS section 42 (LIHTC Program), HOME funds, Rural Development)

5. Knowledge and experience with property management software, including tenant ledgers and accounting ledgers
