About the Community Within the Corridor

The Community Within the Corridor (CWC) is a 197-unit affordable multi-family housing development with over 60,000 square feet of commercial and community space. This under-served corner of Milwaukee will be revitalized with a $59 million investment and repurposing of two city blocks' worth of long-vacant historic industrial buildings.

CWC will offer a range of amenities, including courtyard and gym space, a daycare, a laundromat, youth and adult development programs, and more. This project will not only provide much-needed affordable housing but also contribute to the local community's growth and development.

About the Role

We are seeking a highly motivated and experienced Property Manager to join our team. As a Property Manager, you will be responsible for ensuring residents' needs are met while driving the success of the business.

Your key responsibilities will include:

  • Achieving property performance goals set by management.
  • Maintaining strong resident relations and ensuring residents are satisfied with the community.
  • Overseeing the leasing of apartments and maintaining occupancy rates.
  • Directing property operations and staff in a cost-effective and efficient manner.
  • Supervising maintenance staff to ensure work orders, building repairs, and corrective maintenance are completed on time and correctly.
  • Overseeing and managing rent collections and bank deposits.
  • Pursuing delinquent rents and evictions in a timely and aggressive manner.
  • Supervising resident relations and enforcing community rules and regulations.
  • Working with the Regional Director to develop, monitor, and achieve annual budget objectives.

We are looking for a candidate with:

  • 2+ years' experience as a property manager or assistant manager.
  • Experience managing a property budget.
  • Exceptional communication skills and the ability to interact with a wide range of people.
  • Ability to work independently with minimal supervision.
  • Yardi and RENTCafé experience preferred.
  • Bachelor's degree preferred.
  • Local market experience preferred.
  • Ability to work every other weekend and every Saturday during peak season.
  • Strong interpersonal, oral, and written communication skills.
  • Computer skills: Microsoft Work & Excel, knowledge of internet, email, and social media as it pertains to marketing the property.
  • Experience with marketing and leasing initiatives for new development preferred.
  • Must be organized, detail-oriented, and have good time management skills.
  • Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and property needs.

  • High integrity – trusted, direct, truthful. Embodies confidence and admits mistakes.
  • Ability to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including up to 4 flights of stairs, to complete physical inspections, deliver resident communications, show apartment, and drive a vehicle to visit area businesses for outreach marketing.
  • Maintain neat, well-groomed, professional appearance.
