Position Summary

The Facilities Operations Manager at Northglenn Heights Senior Living Community is responsible for the maintenance and preservation of the community, encompassing the building, grounds, and all engineering aspects. This role involves coordinating and executing housekeeping services to ensure a high standard of cleanliness throughout the premises. The Facilities Operations Manager will supervise the maintenance team and housekeeping staff, and may also oversee additional personnel as required.

Key Responsibilities:

  • Develop and implement preventative maintenance programs.
  • Ensure compliance with local, state, and federal building codes, as well as MSDS, OSHA, EPA regulations, and fire codes.
  • Conduct regular inspections of all Life Safety Systems, including fire extinguishers, sprinkler systems, and alarms.
  • Oversee annual maintenance and deep cleaning initiatives for both apartments and common areas.
  • Carry out necessary repairs and maintenance in apartments and communal spaces, including refurbishments for new residents.
  • Maintain the exterior of the property, including landscaping.
  • Create staffing schedules to guarantee proper maintenance and cleaning of public areas, residential units, and grounds.
  • Manage utility consumption and expense records.
  • Control inventory for all general supply parts and equipment.
  • Maintain all required engineering and housekeeping documentation, and organize training sessions and departmental meetings.
  • Prepare resident billing for additional services when applicable.
  • Understand and implement the department's safety and disaster protocols.
  • Perform all HVAC repairs, including system replacements.
  • Handle basic plumbing tasks.
  • Ensure scheduled and unscheduled maintenance on HVAC, elevators, fire and sprinkler systems, generators, landscaping, kitchen equipment, and emergency pull cord systems.
  • Respond to maintenance requests from residents regarding plumbing, electrical, heating issues, and light bulb replacements.
  • Supervise the housekeeping department.
  • Repair and maintain vacant rooms promptly.
  • Assess plumbing and electrical issues within the community and determine the best solutions.
  • Possess knowledge of Life Safety Policies, building equipment, codes, and systems (HVAC, plumbing, and electrical).
  • Demonstrate flexibility in scheduling and availability for emergency situations.
  • Communicate effectively with residents, their families, and team members.
  • Enjoy working with the senior community.
  • Perform additional duties as assigned.
Qualifications:
  • High School Diploma or General Education Degree (GED).
  • Minimum of 2 years of on-site experience.
  • Knowledge of facility maintenance and repairs, including electrical, mechanical, HVAC, carpentry, locksmithing, painting, and other general repairs.
  • HVAC Certification is required.
