A company vehicle will be provided for work-related tasks.

Key Responsibilities

The following duties are essential to the role:

  • Perform repairs, installations, replacements, and maintenance on mechanical and electrical systems, appliances, plumbing, and building materials.
  • Replace light bulbs as necessary.
  • Adhere to life safety regulations across all facilities and equipment.
  • Understand and comply with laws, EPA, and OSHA standards regarding hazardous materials management.
  • Conduct preventive maintenance on company vehicles and equipment.
  • Provide on-call support on a rotational basis as required.
  • Carry out visual inspections of boiler rooms and other equipment areas.
  • Recognize and respond to the needs of internal and external customers, striving to exceed their expectations.
  • Demonstrate a comprehensive understanding of building maintenance practices.
  • Interpret blueprints and safety protocols effectively.
  • Operate machinery and mechanical equipment with confidence.
  • Respond to service requests as needed.
  • Complete assigned preventive maintenance tasks.
  • Maintain accurate logs and document completed work orders.
  • Engage professionally with tenants and the public.
  • Exhibit strong communication skills and deliver exceptional customer service.
  • Utilize various software applications for building management data entry.
  • Address problems involving multiple variables in standardized situations.
  • Handle hand tools, power tools, and motorized lawn equipment competently.
  • Perform typing and basic computer tasks.
  • Ensure compliance with life safety codes at all locations.
  • Maintain company vehicles and equipment.
  • Drive agency vehicles as required.
  • Facilitate uninterrupted access to facilities for clients, staff, and visitors.
  • Prepare reports as needed.
  • Conduct regular fire pump and safety inspections.
  • Inspect all aspects of the physical structure, including grounds and equipment rooms.
  • Follow organizational safety protocols to maintain a secure work environment.
  • Efficiently manage work time to complete assignments and adapt to changes in the work environment.
Qualifications
  • Valid driver's license is required.
  • Reliable transportation is necessary.
  • Must not pose a safety risk to oneself or others.
  • Ability to read and follow instructions and safety warnings.
  • Effective oral and written communication skills are essential.
  • Availability for evening and weekend work is required.
  • Adherence to company key control procedures is necessary.
  • Excellent customer service skills are a must.
  • Capability to inspect rooftops effectively.
  • Professional appearance is expected.
  • Effective communication using a cell phone and computer is required.
  • Ability to perform routine maintenance and repairs is essential.
  • Strong project management skills to meet deadlines.
  • Flexibility to adapt to changing daily tasks is crucial.
  • Valid driver's license, proof of insurance, and an acceptable MVR report are required.
Compensation

The compensation for the Facilities Maintenance Specialist will be determined based on experience and qualifications, subject to local and regional market conditions.

Physical Requirements
  • Ability to work in various positions to complete tasks.
  • Capability to perform repairs at heights up to 30 feet.
  • Able to navigate three flights of stairs while transporting up to 80 pounds.
  • Willingness to remove snow from sidewalks and driveways as needed.
  • Able to work in extreme temperatures, both hot and cold.
  • Ability to maintain mobility for job tasks in adverse weather conditions.
  • Must be able to kneel, crouch, crawl, reach, push, or pull up to 80 pounds.
  • Effective use of ladders is required.
