Job Title: Residential Business Manager

GY Properties is seeking a detail-oriented and results-driven Residential Business Manager to oversee compliance and operational activities across three residential properties in the Philadelphia area.

Key Responsibilities:
  • Manage rent collection, develop strategies to minimize late payments, and maintain accurate financial records.
  • Oversee the eviction process, prepare necessary documentation, and represent the properties in court as needed.
  • Implement and manage diversion programs to reduce eviction rates, collaborate with local organizations, and track program effectiveness.
  • Conduct regular audits of property insurance policies, liaise with insurance providers, and maintain comprehensive records.
  • Manage lease renewal processes, negotiate lease terms, and monitor market trends to inform rental pricing decisions.
  • Oversee the processing of security deposit disposition notices, communicate with tenants, and maintain accurate records.
  • Develop and distribute tenant satisfaction surveys, analyze results, and implement improvements based on tenant feedback.
Additional Responsibilities:
  • Ensure all properties are in compliance with local, state, and federal regulations, including health and safety codes.
  • Supervise on-site property staff, provide training and support, and ensure effective operations.
  • Prepare and present regular financial and operational reports to senior management, highlighting trends and areas for improvement.
  • Foster positive relationships with residents, address concerns promptly and professionally, and develop emergency preparedness plans for all properties.
Requirements:
  • Adherence to the company's mission and values in all aspects of the job.
  • Bachelor's degree in Business Administration, Property Management, or a related field preferred.
  • Minimum of 3-5 years of experience in property management or a related role.
  • Strong understanding of residential property laws and regulations.
  • Proficient in property management software and Microsoft Office Suite.
  • Excellent time management skills, attention to detail, and problem-solving skills.
  • Excellent communication and interpersonal skills, with the highest level of integrity.
  • Strong organizational and planning skills in a fast-paced environment.
  • A creative mind with an ability to suggest improvements.
  • Highly motivated with a strong desire and ability to learn quickly.
  • Responsive and open to feedback and growth.
Compensation and Benefits:

The compensation for this position ranges from $60,000-65,000 commensurate with qualifications and experience. This full-time position is considered exempt from overtime pay under the federal and state wage and hour laws. GY Properties offers a highly competitive compensation package that includes medical, dental, and vision insurance, 401(k) retirement plan with company matching, vacation and paid time off, an employee referral program, complementary employee parking, and opportunities for continuing education and training.

GY Properties currently requires the COVID-19 vaccination for all employees, other than those with religious or medical exemptions. This is a full-time in-office position.
